Make smart move to a new home near Chester

WHEN it comes to choosing between a brand new home near Chester and an older property, the smart money is on new.

Situated close to Saighton and Huntington, Westminster Place offers a good choice of three, four and five-bedroom homes available with Help to Buy equity loans.

They boast a high specification as standard, including the option to add a Smart home entertainment system, which can also be used to control the heating.

Energy efficient measures included in the homes means that they’re also potentially cheaper to run, with the NHBC Foundation suggesting that those who switch from an upgraded Victorian property to a new build could halve their running costs.

Marie Morris, sales director for Elan Homes in the North, explains: “The Help to Buy mortgage guarantee scheme has now closed, but what people may not realise is that Help to Buy equity loans are still available on new build homes only. It gives buyers the opportunity to purchase a property with a 5% deposit and 75% mortgage. The remaining 20% is covered by the equity loan. It’s particularly useful for first time buyers who perhaps don’t have a hefty deposit or those who don’t want to have to “make do” with an older property that’s in need of lots of improvements.

“Instead, they’ll be able to move into a brand new home with a high specification, perhaps even including wired yet invisible, smart home system. This optional upgrade provides the very best entertainment and high-speed internet access in every room and can be used for high definition video distribution, CCTV, mobile device charging and extending Wi-Fi range. It can even let homeowners take charge of their heating intelligently with the potential to reduce energy bills.”

Smart home systems can be installed in larger properties only, including the four-bedroom Brandon.

It features a spacious open plan kitchen/dining/family room with French doors offering access to the rear garden, a spacious lounge that spans from the front to the rear of the property, cloakroom and utility room complete downstairs. Upstairs, three of the four bedrooms are doubles, with the master bedroom benefitting from an en-suite to complement the family bathroom.

As standard, the Brandon includes a choice of fitted kitchen with single oven, gas hob with hood, built-in microwave, integrated fridge freezer; contemporary bathroom suite with choice of wall tiles; plus wardrobe to master bedroom.

It’s available from £344,995 or £275,996 with Help to Buy. The lower priced includes a £17,250 deposit and mortgage for £258,746. The remaining £68,999 is covered by the equity loan.

Westminster Place is ideally situated close to the villages of Saighton and Huntington with good local schools and a supermarket nearby, yet within easy reach of Chester city centre.
