This section has been designed to guide you through the legal buying process, from Reservation through to Completion. Practical property advice from Elan Homes.

In order to smooth the way to Legal Completion, the ‘Buying process checklist’ has been created to help you to identify the steps to be taken along the way.

When you make your Reservation and pay the Reservation Fee, a series of events commence which will ultimately lead to Legal Completion and you moving into your new home. Our experienced Sales Executives are on hand to assist at any stage in order to ensure that this process proceeds as smoothly as possible.

Our Sales Executive will keep in regular contact with you at all times during the purchasing process to ensure that you are satisfied with the progress of your purchase and to keep you informed of progress on your new home.

 

Buying process checklist By who? By When?
Inform your Solicitor that you have reserved your new home. Give your Solicitor all relevant information including details of any related sales or Part Exchange You Today or next working day
Arrange an appointment with our/your nominated
Mortgage Advisor
You with our Sales Executive Today or next working day
Sales contracts will be sent to your solicitors Our Solicitors 2-3 working days
Choose your colour selection and finishing touches You with our Sales Executive Within 28 days
Check with your mortgage lender that the valuation survey has been carried out You, our Sales Executive and the Mortgage Adviser After 14 days
Arrange an appointment to discuss the contract with your Solicitor and sign the contract ready to exchange within 28 days of the Reservation date You with your Solicitor Within 21 days
When you have received your mortgage offer in writing, unconditional contracts can be exchanged Both parties Solicitors By agreed Exchange date
When your property is ready for Completion and passed by the NHBC inspectors, we will instruct our Solicitors to issue the 10 day notice period to your Solicitors, who will then apply for the mortgage funds to be released and inform you accordingly Both parties Solicitors When property is ready for occupation
