LAND TO SELL?

Cherry Tree Park, Stockport

Acquiring part of a hospital site from Stockport NHS Foundation Trust has enabled Elan Homes to provide much-needed new homes in an area where the Home Builders Federation suggests an extra 233 homes should be built each year.

Cherry Tree Hospital opened in the late 19th century but by the mid-1990s the majority of the site had closed. Elan’s plans for 65 homes on the 4.5 acre parcel of land were approved by the local planning authority and the site was cleared of redundant buildings to make way for the proposed new homes.

Known as Cherry Tree Park, the development was a welcome boost to the economy, bringing part of the former hospital site back into good use, providing employment opportunities, along with much needed new homes to help meet demand. As part of the project, Elan created an area of public open space and made a contribution towards local highway improvements.

Speaking at the official launch of Cherry Tree Park, Cllr Sue Derbyshire, leader of Stockport Council and chair of the Greater Manchester Combined Authority Planning and Housing Commission, said:  “We’re absolutely amazed by how wonderful the development looks. The show home is beautiful and I’m sure it reflects the other homes being built. We need new homes for families, those who are getting older and all ages. This development is a really useful contribution to that.”

Argoed Gardens, Mold

Carl Davis, managing director of Lingfield Homes and Property Ltd, said: “As land planning and investment specialists we work closely with landowners and housebuilders. We work really well with the experienced land team at Elan Homes. – they’re good communicators and professional which means we’re able to complete deals with minimal fuss.

Together we secured planning approval on appeal for 24 new homes to be built on the site of a former petrol station in North Wales in May 2017, completing the sale of the land two months later. In Cheshire’s green barrier we worked with Elan to progress plans for 56 much needed new homes through the appeal process, completing the transaction to maximise the potential of the land.”

Gosling Park, Croft

Redeveloping the site of a former military base that had lain redundant since its closure in 1959 required a sensitive approach to planning from Elan’s experienced team.

Historically others had considered building on what was previously HMS Gosling, but were unsuccessful and it was Elan who progressed the scheme under an option agreement with a private landowner.

Elan carefully created a planning case to utilise the built footprint of the site. This was met with a favourable response from the planning authority and the scheme was approved by the planning committee.

The result is Gosling Park, a development of 25 executive family homes, set amid 21 acres of woodland and wild meadows. 

A key benefit of the development is the creation of 16 acres of new parkland – almost quadruple the size of the public open space that was at Smithy Lane, Croft before the new homes were built.

The community has also benefited from a contribution of £240,000 towards affordable housing, plus a payment of £30,000 towards highways.

Fern Lea, Farndon

Alison Evans was party to the negotiations when Elan purchased a 3.5 acre site in Farndon, Cheshire, from her family.

“We’d owned the land for over 40 years and knew that there was an opportunity but wanted to secure the best value.  The Elan team were very respectful and good at explaining what they could offer, how they could support us and how we were working in partnership. They provided us with detailed figures and kept us up to date about what was happening with planning and right through to completing the deal it was a good experience.”

Carnatic Court, Mossley Hill

Effectively forming a boundary to the Mossley Hill Conservation Area, the acquisition of a 1.3 acre site from the University of Liverpool, represented a rare opportunity to build new homes in the popular L18 area of South Liverpool. 

It was vital that the new houses blended in with the imposing properties in the neighbourhood and under a conditional contract, the Elan team worked closely with the university and local planning authority when drawing up for plans for Carnatic Court, an intimate gated development of just 16 executive family homes.

This ensured the transformation of a disused brownfield site, previously owned by the University of Liverpool, into an attractive modern development that is not only sympathetic to the area, but skilfully complements the conservation residences.

Prominent mews terraces mimic the architectural character and appearance of substantial Edwardian and Tudor residences to create a synergy between the old and new.

The balance of past and present continues inside, as while the elevations of the homes are in keeping with the traditional architecture that prevails locally, the layout and specification are very much influenced by how families live today, including homeowners’ awareness of their energy consumption and the environmental impact of their lifestyles.

The Hawthorns, Lach Dennis

Peter Downes, Brine & Water Estates & Civil Engineering Manager for INOVYN Enterprises Limited, said: “We had a site of around one acre in the Cheshire village of Lach Dennis with an outline planning consent and approached various companies, including Elan Homes when we decided to market the land.

Elan had already expressed an interest in the site and were friendly, efficient, cooperative and understanding of our ongoing business needs. 

We were able to work together with them to come up with an excellent proposal that suited both parties.”

Millfields, Middleton

Grant Dinsdale, Director for Dolphin Land said “Acting for the Landowners, Dolphin has recently completed a sale of a development site for 68 dwellings in Manchester to Elan Homes.  The site was an extremely challenging proposition, given the number of planning, technical and legal / title issues which required resolution.  Dolphin worked very closely with Elan for over 12 months to satisfactorily address these matters, and which necessarily involved a significant degree of trust and cooperation to be exercised between the parties, as well as appropriate expertise and experience, for the transaction to be successfully completed.  Elan’s professionalism and conduct throughout the transaction, and especially that of Paul Darwin, (the Company’s Senior Land Manager) and Chris Durband (its Technical Manager), was exemplary.

 

Following on from the above, Dolphin is currently acting for other landowners in negotiations for the disposal of two further sites to Elan.”
