LUXURIOUS NEW HOMES BRING COMMUNITY BENEFITS TO KELSALL

A JUST launched development of luxurious new homes in the Cheshire village of Kelsall will boost local schools.

The first properties at The Paddocks have been released for sale ‘off plan’ giving eager buyers the opportunity to reserve a new home before it’s physically built.

As the development features four and five-bedroom family homes, Elan Homes is investing in schools and facilities for children in the local area.

Marie Morris, sales director for Elan Homes in the North, explains: “Ensuring our developments are sustainable is important to us and we’re committed to contributing to the neighbourhoods where we’re building. For example, we’ve sold a selection of two and three-bedroom properties at The Paddocks at discount to market rate to help eligible purchasers onto the property ladder. We’re also giving Cheshire West and Chester Council £17,000 to provide affordable housing within the borough.

“Children already living in the area and those who move into our homes will benefit as a result of the development as Kelsall Primary School and Tarporley High School will receive around £50,000 between them. Plus, we’ll be investing more than £13,000 in children’s play areas or open space in the village.”

There are just nine homes available for private sale at The Paddocks. The initial release includes the five-bedroom detached Kelsall spanning 2,014 sq ft and priced from £574,995.

It features an open plan kitchen, family room and breakfast area, plus separate lounge and dedicated dining room. A utility and cloakroom complete the ground floor accommodation.

Upstairs, the master bedroom benefits from an en-suite, with bedrooms two and three sharing a bathroom, leaving the remaining two bedrooms to share the family bathroom.

“The large and luxurious homes at The Paddocks are very much aspirational, enjoying a highly desirable village location and a superb specification to boot. We’ve had lots of enquiries from prospective purchasers but many of them have houses of their own to sell or perhaps want to wait until they can view the showhome,” Marie adds.

“We’re encouraging people to act now so that they can have the pick of the properties and have more opportunities to customise their new home to their personal taste than those who wait. We could even assist in securing a buyer for the property they want to move from with our Easy Move scheme.

“We will have the customer’s current home valued and work with a trusted local agent to market it for them, taking the property they want to buy off the market for up to six weeks. When they receive an acceptable offer they’ll be able to reserve their new home and proceed with the purchase.”

In some cases Elan may even be able to accept a customer’s property in part exchange.
