A LONGED for move to a brand new home in a sought-after Cheshire location could be closer than you think.

Ideally situated just two miles from the centre of Congleton, on the edge of spectacular open Cheshire countryside, Sycamore Gardens is an intimate venture from niche developer Elan Homes.

The exclusive enclave of just 10 properties has just launched, with the four and five-bedroom superb specification homes available to reserve ‘off plan’ by appointment only.

“Because Congleton is such a sought-after neighbourhood, people may think that properties, particularly new build homes, will come with a premium price tag. The reality is that buying a brand new home could be prudent move,” Marie explains.

“There’s no need to budget for home improvements that an older property is likely to need, plus due to a range of energy efficient measures, running costs should be considerably lower too. But what people may not realise is that Help to Buy equity loans are now only available on new build homes. It’s a great way for buyers to boost their borrowing power as they should only need a 5% deposit and 75% mortgage.”

Help to Buy reduces the initial cost of a four-bedroom Bunbury from £344,995 to £275,996. The lower price includes a £17,250 deposit and a mortgage for £258,746.  The remaining 20% (£68,999) is covered by the equity loan, which is interest free for five years.

The homes at Sycamore Gardens are being built on a near two acre area of land in the former grounds of Mossley House. Elan will retain many of the mature trees while ensuring that the vacant land is brought back into good use and the remnants of the old building structure are cleared.

The housebuilder will also contribute £5,000 to the local council for off-site tree planting and will be helping to preserve the natural environment by providing bird boxes and following a mitigation strategy that ensures local ecology is protected.

The new homes will benefit from a host of strong local amenities. They will be ideally placed for buyers with children as Mossley C of E Primary School and Daven Primary School are both within walking distance; while Congleton and James Bateman high schools are also within easy reach.
