Save on stamp duty in Stockport

CALLS for sellers to cover the cost of Stamp Duty are being answered by Elan Homes who are offering to do just that in Stockport.

Properties at Chery Tree Park are proving popular and the final few homes have now been released for sale.

Niche developer Elan is inviting purchasers to share in its success by offering to pay the Stamp Duty on selected properties in a deal that could save buyers almost £4,000.

Marie Morris, sales director for Elan Homes in the North says, “Economists recently suggested that passing the cost of Stamp Duty from buyers to sellers would boost the housing market. We recognise that Stamp Duty and other costs associated with moving can add considerably to people’s ability to buy and so we’ve decided to test that theory by offering to foot the tax bill on  selected homes at Cherry Tree Park for a limited time only.”

Among the homes available is the four-bedroom Richmond, priced from £279,995 with carpets included. On this property the Stamp Duty saving amounts to £3,750.

If that wasn’t enough of an incentive, there’s also the chance to purchase with only a 5% deposit using the Government-backed Help to Buy equity loan scheme.

Help to Buy reduces the initial cost of the Richmond to £223,996 including a 5% deposit and 75% mortgage, with the equity loan covering the remaining 20%.

The Richmond offers 1,030 sq ft of accommodation, carefully designed to make the most of the space available. Almost all of the ground floor is open plan, with a lounge at the front of the property leading through to the kitchen and dining area at the rear. There’s also a convenient downstairs cloakroom.

Upstairs, there are four bedrooms and the family bathroom.
