Tax savings for Tarporley Buyers
STAMP duty savings worth almost £18,000 are being served up to Tarporley buyers for a limited time only.
Elan Homes is offering to ‘stamp out stamp duty’ on selected properties at The Birches. The move-making incentive is available, subject to terms and conditions, for reservations in September. It cannot be used in conjunction with part exchange.
The gift of stamp duty paid amounts to a saving of £8,750 when purchasing a four-bedroom Hardy style property priced at £374,995; while someone buying a five-bedroom detached Mellor, on the market at £554,995, could see a tax bill of £17,750 paid for them by the niche developer.
Marie Morris, sales director for Elan Homes in the North, explains: “One of the things people quite often overlook when they’re assessing their finances with a view to moving home is stamp duty. Because it’s calculated as a percentage of the purchase price it can soon add up and recognising that it can impact upon customers’ decision-making we’re offering to step in and cover the cost for them. It could make a substantial difference, amounting to a saving of almost £18,000 for someone purchasing a five-bedroom home.”
The semi-detached Hardy offers three floors of accommodation including open-plan kitchen/dining area, spacious lounge with bi-fold doors leading into the garden and a handy cloakroom to the ground floor. There are three bedrooms, plus the family bathroom on the first floor, with the master bedroom and en-suite on the top floor.
