Are you a commercially astute, results-driven Quantity Surveyor looking to play a key role in delivering high-quality residential developments? Elan Homes – a leading, privately-owned housebuilder renowned for creating exceptional homes across the Midlands, North West, South West England, and North Wales - is seeking is seeking an experienced Quantity Surveyor to join our Midlands team and support the successful financial delivery of our developments.

In this pivotal role, you will be responsible for the full financial management of residential developments, from initial budgeting and procurement through to cost control and final account, ensuring margins are maintained and commercial risks are effectively managed.

Your Role:

As a Quantity Surveyor, you will be responsible for:

• Managing the financial performance of developments from initial budget through to final account.
• Maintaining profit margins originally set and identifying opportunities for cost control and value engineering.
• Procuring subcontract packages and ensuring all orders, including relevant health and safety documentation, are correctly in place to support build programmes.
• Managing subcontractor payments accurately and promptly on a monthly and bi-monthly basis.
• Completing financial reports accurately and to required deadlines.
• Pricing customer extras and incentives promptly and accurately.
• Forward planning and forecasting potential risks, variations, and cost pressures.
• Building and maintaining strong working relationships with subcontractors and suppliers.
• Resolving commercial issues and disputes fairly while always protecting the interests of Elan Homes.
• Reporting regularly to the Head of Commercial on performance, risks, and discrepancies.

• Overseeing and supporting the development of an Assistant Quantity Surveyor.

Key Qualifications & Experience:

• Degree-qualified in Quantity Surveying or a minimum of five years’ experience in housebuilding Quantity Surveying.
• Strong organisational skills with the ability to manage multiple priorities and deadlines.
• Proven experience maintaining development margins within a residential housebuilding environment.
• Excellent negotiation and communication skills.
• Ability to forecast costs, manage risk, and provide clear commercial reporting.
• Full UK driving licence and willingness to travel between sites.
