WEEKS rather than months could be all it takes to sell your current property and move to a brand new home in the Staffordshire village of Loggerheads.
While the average selling time for properties in the TF9 postcode is almost seven months (204 days according to home.co.uk), Elan Homes sold three homes in as many weeks at its Brook Meadow development.
Recognising that those who want to move to the Staffordshire village are likely to have a property of their own to sell, the homebuilder is offering to speed things up.
Using either part exchange or EasyMove, sellers could become buyers sooner rather than later. Plus with selected four-bedroom homes almost build complete, moving day could be just weeks away.
Marie Morris, sales director for Elan Homes in the North, explains: “We’ve seen a surge in enquiries since the start of the year and in the first three weeks of January secured three sales at Brook Meadow. We’re also working with a number of people who want to live here who have a property to sell.
“We offer two schemes to help sellers – part exchange and Easy Move. Part exchange is perfect for those who fear being held back from moving by a house they’ve outgrown. In simple terms, part exchange offers the chance to trade in your current property towards the cost of a brand new home.
“Alternatively, we can help homeowners sell up on the open market with Easy Move. On average, customers who use our Easy Move scheme secure a buyer for their old home in around three weeks. It could be the solution that speeds up the selling and buying process and could be the difference between missing out and making a move to a brand new home.”
Designed to help people moving up the housing ladder, those who choose to move with part exchange could effectively have a guaranteed cash buyer and exchange contracts in just 28 days. They can stay in their current property until their new home is ready.
With part exchange a customer must be buying a more expensive home. However with Easy Move the value of either property is immaterial. The scheme can be used by downsizers, upsizers and people making a sideways move.
Elan will arrange for the customer’s property to be valued by independent estate agents and will work with the agent to secure a buyer, paying the agent’s fees in full.
Three and four-bedroom homes at Brook Meadow are available from £239,995. A four-bedroom Belvoir, priced from £299,995, is almost ready to move into with an upgraded kitchen, plus flooring and turfed rear garden included.
The Belvoir features a dining room to the front; a separate lounge with French doors opening onto the rear garden; a spacious kitchen breakfast room – also with French door leading outside – and a handy cloakroom.
Upstairs it boasts a master bedroom with en-suite, three further bedrooms and a family bathroom, whilst outdoors includes a garage and parking space
Situated on Mucklestone Road, on the Staffordshire/Shropshire border, Brook Meadow offers the chance to embrace village living, yet with easy access to Market Drayton. Stafford, Stoke-on-Trent and Telford are also around 30 minutes away by car.
Brook Meadow is open Thursday to Monday from 10am to 5pm. For the latest availability and pricing call 01630318092 or see https://www.elan-homes.co.uk/developments/brook-meadow.
