MOVE TO A NEW HOME IN SOMERSET FOR LESS

DREAMS of a new life in a new home in Somerset could come true thanks to the Stamp Duty holiday and Help to Buy.

Separate research by Barclays Mortgages and Rightmove have shown an increase in people looking to move out of the city to somewhere quieter, with the South West one of the most popular areas according to the lender’s survey.

Located on the edge of Castle Cary, new Elan homes at Weavers Field are sure to appeal to both existing Somerset residents and those looking to relocate.

Factor in that they’re currently Stamp Duty-free and eligible for Help to Buy, and they’re an even more attractive prospect.

But with the final properties now on sale, potential purchasers will need to be quick.

Tracey Ball, regional sales director for Elan Homes, explained: “People dream of moving out of the city to somewhere quieter like Castle Cary. Life in lockdown has shown that the technology is there for many of us to work from home full or part-time, reducing the time we spend physically at work and redressing the work/life balance. With no Stamp Duty to pay and the offer of Help to Buy, those dreams could become reality as together they have the potential to make owning a brand new home much easier to afford.”

The final homes available at Weavers Field are four-bedroom detached homes, priced from £350,000.

The Stamp Duty saving amounts to £7,750 based on a four-bedroom Bunbury priced at £355,000.

All of the properties are within the current £600,000 threshold for Help to Buy. The Government-backed scheme gives buyers the chance to take out an equity loan for up to 20% of the price and to secure a brand new home with a 5% deposit and 75% mortgage.

Available exclusively to new build homes, the equity loan scheme is currently open to first time buyers and those who’ve sold their current property subject to contract. From next April Help to Buy will be restricted to first time buyers, with regional price caps.

“Many of our homeowners say that Help to Buy has enabled them to buy sooner than if they’d bought without the scheme,” Tracey added.

“Others tell us it’s enabled them to purchase a forever home, somewhere they can grow into with their family.”

Situated on Station Road, the homes at Weavers Field are within easy reach of the station making it an ideal commuter base. There’s a selection of traditional shops and pubs nearby, plus the town hosts a weekly market and offers an excellent choice of primary, secondary and independent schools.
