SAVVY Somerset homebuyers can cash in on a tax-free move thanks to the “bank of Elan”.
While the level of financial support offered by the “bank of mum and dad” has increased to more than £6 billion a year, Elan Homes recognises that not all buyers are able to benefit from parental pounds when buying a home.
With the final phase now on sale at Weavers Field in Castle Cary, the homebuilder is offering a lifeline to would-be homeowners by covering the cost of Stamp Duty on selected properties.
Tracey Ball, regional sales director for Elan Homes, explains: “The so-called “bank of mum and dad” is now the equivalent to one of the biggest mortgage lenders, but not everyone is fortunate enough to receive financial support from family members. We’re stepping in and offering to pay the Stamp Duty and just like many parents, we aren’t expecting buyers to pay the money back! On a four-bedroom detached Belvoir style home that’s a saving of around £7,000.”
There’s just one three-bedroom home still available at Weavers Field, plus a choice of four-bedroom detached designs. Prices are from £289,950, with the Belvoir available from £339,995.
It features a dining room to the front, a separate lounge with French doors to the garden, a spacious kitchen breakfast room – also with French door leading outside – and a handy cloakroom.
Upstairs it boasts a master bedroom with en-suite, three further bedrooms and a family bathroom, whilst outdoors includes a garage and parking space.
Situated on Station Road, on the outskirts of the Somerset town of Castle Cary, Weavers Fields is ideal for families. The area is home to traditional shops, pubs and a weekly market. It also boasts excellent commuter links and a choice of primary and secondary schools, including Castle Cary Primary School.
The development enjoys the benefit of the Fairfield Community Project on its doorstep, offering 4.5 acres of open space and pathways.
The show home at Weavers Field, in Station Road, is open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/weavers-field.
