NEW NEIGHBOURHOOD IN SOUTHPORT BLOSSOMS

A FORMER factory site in Southport has blossomed into a new neighbourhood with half of the homes now sold.

Ahead of the Southport Flower Show (August 17 – 20), Elan Homes is helping plant the seed for a speedy move to a new home at Balmoral Gardens with a package of summer savings, available subject to terms and conditions.

The homebuilder began work to transform the site of the former Philips Electronics factory on Balmoral Drive in late 2020.

The first properties were release for sale in early 2021. To date 85 of the 157 new homes, being built across 11 acres of the 14-acre site, have been reserved.

Both incentives are available on selected new homes, for a limited time only and subject to terms and conditions, with some properties also available with flooring throughout and turf to the garden.

A four-bedroom detached Sheldon, priced at £312,995, can be purchased with either part exchange, whereby Elan effectively buyers the customer’s current property so they can buy a brand new home, or a 5% deposit contribution worth £16,500.

Along with flooring throughout and turf to the garden, this property also curtains, blinds and light fittings plus an outside tap.

Across Balmoral Gardens, Elan has a good choice of two, three and four-bedroom homes available, with prices from £199,995.

“Research by the HBF found that a new house is 64% more efficient than an older one with monthly energy bills of just £105. Over the course of a year, a new house is £2,200 cheaper to run than and older one and that’s not taking into account repairs and renovations those who buy a pre-owned property are likely to need to budget for,” Marie added.

“Our new homes achieve a minimum EPC rating of B. This means they’re among the most efficient available and makes them eligible for green mortgages. These are available from selected lenders and tend to offer more favourable rates than some more traditional mortgages.”

Elan’s green measures across the development include using bat bricks and slates, plus the installation of bird boxes too and provision of electric vehicle charging points.
