NEW HOMES IN SWINTON ARE IN DEMAND

TWO third of new homes on the site of a former 19th century micro-estate in Swinton have been sold, with buyers being urged to act fast to avoid disappointment.

Located on Worsley Road, in Swinton, Birchfield Court is an intimate development from Elan Homes.

Previously known as Birchfield House, a ‘micro-estate’ built in the second half of the 19th century, it comprised a main house, gardens, two ‘gatehouses’, a road approaching the house with a gated entrance and boundary walls.

More recently, the site was home to Swinton Hall Nursing Home, which closed in 2018.

Elan announced the acquisition of the site in early 2021 and began work to prepare the land for new homes soon after.

Marie Morris, sales director for Elan Homes in the North, said: “In transforming the former Swinton Hall we’ve given the two gatehouses at the front of the site a new lease of life by making them into characterful new homes. One of them has already been sold, along with 12 of the 18 new build homes. Residents have begun moving in and are starting to love living in their new homes as part of an intimate, gated community. With just seven homes available, we’d encourage anyone considering moving to a new home in Swinton to visit without delay. They may even find we’re able to help their money go further with our deposit boost scheme, worth up to £15,000.”

Despite the limited availability, there’s still a good selection of homes available from the two-bedroom Coach House, priced from £249,995 to the five-bedroom detached Dunham, from £499,995.

The Coach House is available with a 5% deposit boost, worth £12,500. Selected four-bedroom homes are available with a deposit boost of £10,000 or £15,000, while the five-bedroom Dunham can also be purchased with a £15,000 deposit contribution.

“With deposit boost, there’s potential to access more competitive interest rates, usually reserved for those with more substantial savings, and enjoy lower monthly mortgage repayments. For some it may mean they’re able to buy sooner than they anticipated, while others could find they’re able to buy a larger, more expensive home they can grow into,” Marie explained.

“Plus, because our homes are energy efficient, they can be purchased using green mortgages. These are available from selected lenders and in some cases have better interest rates than traditional mortgage products. Buyers can use the mortgage checker on our website to help work out how much they could borrow and how much their repayments would be without affecting their credit score.”

To help inspire buyers, there’s a four-bedroom Ashley Max show home available for view at Birchfield Court.

Offering 1,349 sq ft of carefully considered living space, set out over three floors, this house type is available from £394,995.

At ground level, to make the most of the space, it’s almost entirely open plan with a combined kitchen, dining room and lounge. The kitchen is at the front, with the lounge opening out onto the rear garden. A cloakroom completes the ground floor.

The main bedroom, with en-suite, plus the second bedroom and family bathroom are on the first floor.

Two further bedrooms and a shower room are on the top floor.

The homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.

The show home at Birchfield Court is open Thursday to Monday from 10am to 5pm. For the latest availability and pricing see https://www.elan-homes.co.uk/developments/birchfield-court.
