CHRISTMAS COMES EARLY FOR STAFFORDSHIRE BUYERS

1.	Elan is offering to cover the cost of Stamp Duty on selected homes at St Thomas Priory, Baswich.

THERE’S no time like the present to buy a new home near Stafford, where the gift of Stamp Duty paid is being offered by Elan Homes.

Research from Post Office Money suggests that those making their next move on the housing ladder need around £10,000 to cover moving costs such as Stamp Duty, removals, plus fees for estate agents and solicitors.

With a helping hand from Elan, the cost of moving to a brand new home in Baswich could be much lower.

Sales director Marie Morris explains: “Many first time buyers are now exempt from paying Stamp Duty but for other purchasers it can add considerably to the cost of buying and hold them back from moving. We want to change that, which is why we’re offering to cover the tax on selected properties at St Thomas Priory, saving buyers thousands of pounds and enabling them to move to a home that better suits their needs. Alternatively we’re offering part exchange so that those with a house to sell will effectively have a guaranteed cash buyer. Hopefully these move-making incentives will make a real difference to purchasers at various stages of the buying and selling cycle.”

St Thomas Priory offers three and four-bedroom traditionally designed homes in keeping with the surrounding area. Situated in a private courtyard, the intimate development enjoys a semi-rural setting, just a few miles from Stafford town centre.

The area is home to outstanding and good schools, making it a great place to raise a family.

Prices start from £294,995 for a three-bedroom end mews Colton style home, with a four-bedroom mid mews Blythe available from £434,995. The offer of Stamp Duty paid could save purchasers between £4,749 and £11,749.

Homes are ready to move into, with carpets and vinyl flooring, plus turf to rear garden, included in the price.

A four-bedroom Fulford show home is open for viewing and buyers can enjoy a taste of life at St Thomas Priory via video footage available on the Elan website.

“The majority of people start their home buying journey online and by having video footage of the show home on our website it gives buyers the chance to ‘see’ inside any time of day or night,” Marie adds.

“It’s a great way to get a feel for the layout and our specification but nothing beats the real thing. We’d encourage anyone who hasn’t already done so, to visit the show home.”

The show home at St Thomas Priory is open for viewing Thursday to Monday from 10am to 5pm. Buyers can take a virtual tour of the development and find out about the latest availability and pricing via www.elan-homes.co.uk/developments/stthomas/.
