WHY IT HAS TO BE NEW FOR YOUR FIRST HOME IN TAMWORTH

FIRST time buyers are being urged to reassess their priorities when it comes to finding a home in Tamworth.

While 45% of people surveyed1 on behalf of Elan Homes said location was the most important factor in their home/when choosing where to live, the homebuilder is encouraging them to think about the bigger picture.

Elan’s new homes in Dosthill Gate enjoy a location perfect for those starting out in life. Shops and restaurants are around two miles away at Ventura Retail Park. Nearby Wilnecote train station offers link to Birmingham New Street and Nottingham. There are primary and secondary schools around a mile away. Dosthill Park Local Nature Reserve offers somewhere close to home to enjoy the outdoors and includes a children’s play area.

Elan regional sales director Tracey Ball explained: “Location has long been a high-ranking factor for home buyers, and we take that into account when we’re planning our developments, considering who would want to live there and why. It therefore wasn’t a surprise that location was a higher priority than lowering household bills, energy efficiency and ease of maintenance. While our new homes in Tamworth score highly when it comes to location, we’d encourage buyers, particularly those looking for their first home to consider all these factors together before deciding.”

Dosthill Gate offers a choice of two and three-bedroom homes. Current prices start from £255,000 for a two-bedroom Adlington.

The lounge is at the front of the Adlington and leads through to the combined kitchen and dining room, which in turn opens out onto the rear garden. There’s also a convenient cloakroom on the ground floor.

Upstairs there are two good-sized bedrooms and the family bathroom.

All the properties at Dosthill Gate are Stamp Duty exempt for first time buyers.

“Understanding what you can afford to borrow is key to the home buying journey. We have a mortgage checker on our website to help buyers discover deals they’re eligible for. Crucially, it won’t affect their credit score. We can also put them in touch with independent financial advisors who’ll be able to help them find the right mortgage product. Thanks to the energy efficiency of our homes this could include a ‘green’ mortgage from selected lenders,” Tracey added.

“When factoring in household bills into your budget, it’s worth noting that last year those living in new build houses paid £2,600 less on energy bills than those living in older properties. Plus, unlike with an older property you won’t have to budget for repairs and renovations. There will be no DIY required with a new build home. Instead, subject to build stage, buyers will be able to choose from a range of options to make their home their own from the start.”

Ahead of the show home at Dosthill Gate opening in the summer, properties at the development are available to reserve off plan from Elan’s Seven Acres development in nearby Elford. For more information see https://www.elan-homes.co.uk/developments/dosthill-gate.
