MOVE TO A NEW HOME IN LICHFIELD IN WEEKS RATHER THAN MONTHS

THE average home in Lichfield takes around four months to sell but that could be reduced to a matter of weeks for those moving to a new home.

Figures from Home.co.uk* suggest that the average time to sell a home in the city is 121 days.

In its Seamless Transitions report, the Home Builders’ Federation found that when it comes to moving home, people were concerned about chains collapsing, the cost of moving and the stress of managing a sale.

Almost half of those surveyed (49%) said not having to manage estate agents, solicitors and surveyors makes a move easier and that’s exactly what Elan Homes is offering to do.

The homebuilder is offering EasyMove or part exchange to help those with a house to sell to secure a quick sale and move to a new home at The Sidings.

Elan regional sales director Tracey Ball said: “The HBF research echoes feedback we receive from people looking for a new home in Lichfield – they think managing the sale of an existing property and setbacks in the chain are stressful. We want to help people understand that it doesn’t have to be the case. They may be able to sell their home quickly and simply, with either EasyMove or part exchange.

“They won’t have to appoint an agent to sell their home or pay agent’s fees. With EasyMove we’ll value their home and instruct independent estate agents to market it for them. We’ll monitor the agent’s activity to ensure a quick sale. It’s usually only a couple of weeks before an acceptable offer is received, and the customer is able to reserve their new Elan home. Contracts on both the customer’s existing property and their new one are exchanged simultaneously. EasyMove isn’t linked to the value of either property, so it can be used by downsizers, upsizers and those making a sideways move.

“For those who want to buy a more expensive home than the one they’re selling, part exchange is perhaps the quickest way to sell a home. Elan effectively acts as a guaranteed cash buyer for the customer’s home. People tell us they love the reassurance and convenience this offers. There are no complicated chains or last-minute haggles over price. Plus, they can live in their existing property until their new home is ready. With both EasyMove and part exchange, instead of being held back by the past, homeowners will be able to focus on the future including customising their new Elan home.”

Homes available at The Sidings include the two-bedroom Johnson, priced from £330,000 and the three-bedroom Garrick, priced from £380,000.

The Johnson features a combined kitchen and dining room at the front. The lounge is at the rear and has French doors leading out to the garden. Upstairs, the main bedroom benefits an en-suite, effectively leaving the family bathroom to serve the other bedroom.

In the Garrick, the lounge is at the front, with an open kitchen and dining room at the rear with French doors opening onto the garden.

Upstairs, there are three bedrooms, one with en-suite, plus the family bathroom.

Both properties benefit a downstairs cloakroom.

As the development name suggests, the homes at The Sidings are being built close to the Birmingham Cross City railway line. Lichfield City and Lichfield Trent Valley stations are within easy reach, making the development an ideal commuter base, plus the amenities of Lichfield city centre are just a five-minute walk away.
