Flex your buying power and your living arrangements with Help to Buy

PURCHASES of homes priced between £350,001 and £500,000 account for just 5% of Help to Buy sales* but Liverpool buyers can now join the exclusive list of those who’ve used the scheme to buy a luxurious new home.

Properties at the just launched Carnatic Court development can be purchased off plan with a 20% equity loan via Help to Buy. It means buyers could find they have increased borrowing power which in turn could enable them to buy a bigger home than they may have anticipated.

Help to Buy Scheme

Marie Morris, sales director for Elan Homes in the North, says: “Government figures show that the majority of Help to Buy customers have bought a terraced home and that most people who use the scheme have purchase a property valued up to £200,000. We want to educate buyers and let them know that Help to Buy isn’t just for smaller properties, it can also be used to buy substantial family homes such as those at Carnatic Court.

“We’ve carefully designed the homes to reflect the traditional character and architecture of existing properties in the area. Some of our homes are set out over three floors to maximise the potential of the space available while offering flexible accommodation that can be adapted to suit different lifestyles.”

Among the larger properties available is the five-bedroom Rosemount, which spans 1,925 sq ft.

On the ground floor there’s a combined kitchen, diner and family room, formal dining room, utility and cloakroom. The lounge is on the first floor, along with two bedrooms including the master bedroom and en-suite. Up on the top floor, there are three further bedrooms, one with en-suite, and the family bathroom.

“Because it’s such a spacious property, the Rosemount offers a flexible solution to modern living with lots of alternative uses for the various rooms,” Marie says.

“Instead of having a formal dining room, homeowners may choose to use the ground floor reception room as a lounge and perhaps utilise one of the first floor rooms as a home office.

“Alternatively buyers with older children could them free reign of the top floor three bedrooms and two bathrooms, enabling parents to utilise the first floor rooms as a sumptuous master suite and leaving the ground floor for family time.”

The Rosemount is available from £429,995, which is reduced to £343,995 with a Help to Buy equity loan for 20% of the price. Crucially, the loan is interest free for five years and buyers should only need a relatively small deposit of 5% of the full price.

Located on Carnatic Court is an intimate development of just 16 substantial homes. Currently being sold ‘off plan’ each of the four and five-bedroom properties will boast a superb specification.

Kitchens will be well equipped with granite worktops and a host of Smeg appliances including double ovens, hobs, integrated microwaves, fridge freezers and dishwashers.

The new homes are close to some of Liverpool’s top performing schools and the thriving Lark Lane and Allerton Road areas with their bustling café culture. The recently revamped Mossley Hill station offers frequent services to Liverpool city centre, with journey times of less than 10 minutes.
