Nichie Developer looks for land to build on Stockport success
NEW homes have breathed new life into the former site of a Stockport hospital and with the final properties now on sale the niche developer behind the scheme is looking for additional land in the area.
Officially launched in autumn 2015, Cherry Tree Park has seen part of the Cherry Tree Hospital site transformed by Elan Homes into a highly desirable neighbourhood.
Cherry Tree Hospital opened in the late 19th century but by the mid-1990s the majority of the site had closed. The redundant buildings were cleared to make way for 65 new homes, including 16 affordable properties.
The vast majority of the new homes have now been sold and many of them are occupied. While availability is limited, demand remains high and Elan is keen to acquire additional land with development potential to help address the housing shortage.
Andrew Morgan, land director for Elan Homes in the North, says: “Niche developers like Elan Homes are key to helping to tackle the housing shortage and meet demand from buyers. We have a proven track record not just in Greater Manchester, but across Cheshire and the North West for bringing housing developments to fruition through careful and considered planning.
“Prime examples of this include the redevelopment of a former car sales and service centre in Audenshaw and of course, Cherry Tree Park, where we’ve transformed part of the former hospital site from a brownfield site into a thriving new neighbourhood. We have an adept and highly skilled team who can not only identify sites with development potential, but can progress them through the planning process and are keen to work with landowners.”
Privately-owned, with its northern headquarters in Ellesmere Port, Elan has built a solid reputation as a quality builder in the region and is well-placed to take advantage of land opportunities of different sizes or with bespoke requirements, with or without existing planning consent, with speed and flexibility, while supporting and enhancing the local infrastructure.
As part of the Cherry Tree Park development Elan will be providing an area of public open space and make a contribution towards traffic regulations.
The final homes available at the popular development include four-bedroom Richmond and Ashley A styles, priced from £287,495.
Marie Morris, sales director for Elan Homes in the North, adds: “Stockport is one of the most desirable places to live in Greater Manchester. People are particularly keen to live close to Hazel Grove and location has been a key driver in the success of Cherry Tree Park. While Stockport continues to see significant investment and development, what sets our regeneration of the former hospital site different from other projects is that our customers are owner-occupiers rather than buy to let investors. Many of our purchasers grew up locally and recognise that it’s a great place to live and want to raise their own families here too. Now that availability is limited we’d urge would-be homeowners to get in touch without delay if they want to be in with a chance of securing one of the final properties.”
