Save on stamp duty in Congleton
CALLS for sellers to cover the cost of Stamp Duty are being answered by Elan Homes who are offering to do just that in Congleton.
Properties at Sycamore Gardens, a select development of just 10 homes, are now available to purchase off plan.
Ahead of a show home opening next month, niche developer Elan is offering to pay the Stamp Duty on selected properties in a deal that could save buyers between £7,000 and £11,250.
Marie Morris, sales director for Elan Homes in the North says, “Economists recently suggested that passing the cost of Stamp Duty from buyers to sellers would boost the housing market. We recognise that Stamp Duty and other costs associated with moving can add considerably to people’s ability to buy and so we’ve decided to test that theory by offering to foot the tax bill on homes at Sycamore Gardens for a limited time only.”
Current availability at Sycamore Gardens includes four styles of detached four-bedroom homes with prices from £344,995 to £424,995.
The homes will enjoy a high specification befitting of the sought-after Cheshire location. Those who purchase off plan will be able to select from a range of options to create a home that’s as individual as they are.
Integrated kitchen appliances including oven, microwave and fridge freezer are offered as standard, with larger properties also featuring a dishwasher.
“We’re working towards opening a show home at Sycamore Gardens in the coming weeks so that potential purchasers can appreciate the high specification we are offering,” Marie adds.
“In the meantime we would encourage buyers to speak to us about their housing needs so that we can help match them with the perfect property and guide them through the pre-show home offers available.”
Ideally situated just two miles from the centre of Congleton, on the edge of spectacular open Cheshire countryside, the new homes at Sycamore Gardens will benefit from a host of strong local amenities. They will be ideally placed for buyers with children as Mossley C of E Primary School and Daven Primary School are both within walking distance; while Congleton and James Bateman high schools are also within easy reach.
The neighbourhood also offers a good choice of restaurants and is home to golf and shooting clubs. It also boasts strong transport links with easy access to surrounding towns and cities including Sandbach, Macclesfield, Crewe, Stoke on Trent, Manchester and Chester.
