Stamp duty gift to Kelsall buyers

CHRISTMAS has come early for homebuyers in the Cheshire village of Kelsall where Elan Homes is offering a special package of incentives worth more than £15,000.

The niche developer is entering into the festive spirit, offering to cover the cost of stamp duty and include flooring for those who reserve selected properties at The Paddocks before Christmas.

Marie Morris, sales director for Elan Homes in the North, says: “Research from the Halifax suggests that the average homebuyer is around £4,500 better off as a result of changes to stamp duty introduced last year, but those who purchase a property at The Paddocks could be in line for further savings as we’re offering to cover the tax on selected homes. On a Faversham the stamp duty saving amounts to £16,500; while on a Kelsall style property, the tax works out at £18,000.”

The Paddocks is an exclusive development of just nine large and luxurious four and five-bedroom homes.

Current prices start from £529,995 for the Faversham, with the Kelsall available from £559,995.

The stamp duty gift is subject to terms and conditions.

The Faversham offers 1,832 sq ft of accommodation including open plan kitchen, dining and family room, separate lounge and formal dining room, plus utility and cloakroom on the ground floor. Upstairs, two of the four bedrooms have en-suites, with the master also benefitting from a dressing room.

The five-bedroom Kelsall is the larger of the two properties, spanning 2,014 sq ft.

“The beauty of buying a brand new home is that there are no hard rules as to how you utilise the space,” Marie adds.

“For example, in the Faversham there’s the option of creating a fifth bedroom or study from the galleried landing; while those who prefer the layout of the Kelsall but perhaps don’t need five bedrooms could use one as a dressing room and another as a study.”

Located on Willington Lane, there are a host of amenities within walking distance of the homes at The Paddocks including a farm shop, local stores, pub/ restaurant, community centre and school.
