EXPERTS will be on hand in Middlewich this weekend (June 23/24) to help buyers step on or up the housing ladder.
Elan Homes is hosting a special two-day event at its Canalside development in the town.
Saturday will be focused on first time buyers, with independent financial advisors and Help to Buy agents on hand to assist those starting out on their home buying journey.
The following day will be all about home-movers, with Elan offering an insight into how part exchange can simplify the selling and buying process.
Marie Morris, sales director for Elan Homes in the North, explained: “Because Canalside offers a choice of three and four-bedroom homes it’s attracting both first time buyers and existing homeowners who are looking to move. By focusing on the different types of buyers on consecutive days we aim to ensure they receive tailored expert advice and assistance that will enable them to make their dream move a reality.
“For example, first time buyers may want to know more about the Help to Buy equity loan scheme or if they will have to pay Stamp Duty if they buy here. Those with a house to sell will be more concerned about if they will have time to secure a buyer and how we can help them make their next move on the housing ladder.”
Current prices at Canalside range from £239,995 to £319,995.
Properties under £300,000 are Stamp Duty exempt for first time buyers, but customers may find that Elan will cover the tax on selected properties. The homebuilder may also contribute £1,000 towards legal fees and include carpets and vinyl flooring in the price.
The homes are eligible for Help to Buy equity loans, giving buyers the chance to reserve with a 5% deposit and 75% mortgage. The remaining 20% will be covered by the equity loan, which is interest free for five years.
Part exchange offers homeowners reassurance of effectively having a guaranteed cash buyer, with no onward chain to hold things back. Plus they will be able to stay in their current property until the new one is ready.
Located on Croxton Lane, residents of Canalside will be able to embrace all that the neighbourhood has to offer, from leisurely strolls along the towpath, to dining in one of the local independent cafes or restaurants or shopping on the High Street. Plus, with a good choice of schools in the area, it’s the ideal choice for families.
First time buyers are invited to visit Canalside this Saturday (June 23), with homeowners encouraged to attend on Sunday (June 24). For more information see https://www.elan-homes.co.uk/developments/canalside/ or call 0845 293 8818.
