HOMEBUILDER Elan Homes is expanding with the acquisition of a new site in Staffordshire.
Established in 2008, Elan has developed a solid reputation for quality, building in some of the most desirable neighbourhoods across the North West, South West and Wales.
The niche developer has created dozens of new communities and welcomed hundreds of happy homeowners and their families into brand new Elan homes.
The business is now moving into Staffordshire and has acquired a 9.29 acre site south west of Mucklestone Road, Loggerheads, Market Drayton.
Andrew Morgan, land director for Elan Homes, said: ““Acquiring new sites is key to the continued growth of the business and helping to meet consumer demand and addressing the housing shortage. The site at Loggerheads represents a prime opportunity for us as we acquired the and with outline planning permission for 78 homes across 6.25 acres. We have recently submitted a reserved matters application and anticipate a decision will be made in late summer/ early autumn.”
Under the plans, 20 of the 78 homes planned categorised as affordable housing.
The private sale homes would provide a choice of three, four and five-bedroom designs ranging from 913 sq ft to 1,963 sq ft.
As well as building predominantly family homes, Elan has pledged to invest in the local community with more than £250,000 earmarked for local schools. This includes £116,354 to provide additional spaces at Madeley High School and £154,434 for educational spaces at St Mary’s CoE Primary School in Mucklestone.
A further £6,300 has been ring-fenced for travel plan monitoring.
The site includes an area known locally as Leighton’s Drumble with a narrow strip of broadleaf woodland and a small stream, Tadgedale Brook. Inspired by the setting, the development will be named Brook Meadow. Elan will provide public open space and a play area under the plans.
Subject to planning, Elan aims to start work on site in autumn/winter with the first homes due to be released in spring/summer 2019.
Elan is also keen to hear from those with land available with development potential.
“All forms of development land and any larger commercial premises will be of interest, including brownfield and greenfield opportunities with or without planning approval.
“Brownfield sites such as redundant industrial and commercial premises will always be considered, along with greenfield land in the more rural areas which remains very much part of our future need. For any opportunity, we will consider sites where we could build between 12 and 100 units,” Andrew added.
