ELAN HOMES OFFERS A RIGHT ROYAL WELCOME TO BALMORAL GARDENS IN SOUTHPORT

THE stunning show home at Elan’s Balmoral Gardens in Southport is now open, giving homebuyers the chance to envisage the dream of living in the seaside town.

There’s already been high demand for the two to four-bedroom homes being created on the former factory site in Balmoral Drive, with customers reserving off-plan at the earliest opportunity.

With a Fairford show home and Howden view home now open, by appointment only, Elan anticipates increased interest in homes at the popular development.

Marie Morris, sales director for Elan Homes in the North, says: “With work on Balmoral Gardens progressing well there is a growing excitement about the homes, especially from local people seeing the transformation that’s taking place.

“We’ve already seen a number homes reserved off-plan, with many more customers showing interest and making enquiries.

“While there are definite advantages to reserving early, like increased choice of plot and styles, we understand that many people prefer to get a feel for the properties and to see inside finished examples before they make that final commitment.”

The Fairford show home is an impressive three-bedroom detached property boasting a popular double-fronted design, and a single detached garage.

Behind a traditional exterior there’s a spacious and contemporary interior, with a lounge running the entire length of the home accessible from the welcoming hall. Mirroring the lounge on the opposite side of the hallway is the modern kitchen and dining room, which comes complete with a utility and that now-essential cloakroom.

Upstairs are three good sized bedrooms - the main bedroom with en-suite and plenty of space for wardrobes and storage – and a family bathroom.

“The beauty of the show home is that it will be fully-furnished and fitted by our professional team of designers so buyers can see how amazing the homes can look, and imagine themselves living there,” says Marie. “They can gain a true feel of the property and even inspiration as to how they might decorate and furnish their own should they purchase one.

“While not fully-styled, the view home – a three-bedroom semi-detached Howden – is finished and furnished so, again, it demonstrates what the home will look like, and visitors can even work out where their sofa might go, or how their dining table will fit in. Viewing both properties will help make everything that bit more real.”

Balmoral Gardens will eventually feature 157 homes around four miles from the central amenities of Southport and just five miles from the beach. Three and four-bedroom properties are currently available from £239,995.

Those with a house to sell could trade up using part exchange. Designed to speed up the selling and buying process, this effectively sees Elan act as a cash buyer for the customer’s home. The advantage of part exchange is the customer will be able to stay in their current property until their new home is ready and there are no agent’s fees to pay.
