HOMEBUILDER OFFERS THE GIFT OF PART EXCHANGE IN SWINTON

A MOVE to a new home in Swinton could be just weeks away with the gift of part exchange.

Elan Homes is offering homeowners the chance to save time and money by effectively becoming a cash buyer for their existing property, leaving them free to move to a new home at Birchfield Court.

To explain how the scheme works the homebuilder is hosting an event at the development this Saturday (November 11).

Elan regional sales director Marie Morris said: “We’re playing Santa and offering homeowners eager to move what they really want this Christmas – the peace of mind of having a guaranteed cash buyer. Put simply, part exchange means we’ll buy the customer’s home so that they’re free to buy a new home There’ll be no last-minute haggles over the price we’ll pay for their current property, and they’ll be able to stay there until their new home is ready. We have a small number of homes in Swinton that are almost ready to be occupied, which could mean that instead of being held back by a slow moving chain, they’re able to move as soon as the legal formalities are complete. If they act fast they may still be able to move this side of Christmas or at least early in the new year.”

Birchfield Court, on Worsley Road, is an intimate, gated development of just 20 homes – 18 of them are new build properties, while the original gatehouses have been converted into two-bedroom homes.

Homes that can potentially be purchased using part exchange include the four-bedroom Ashley Max. Priced from £394,995, it offers 1,349 sq ft of carefully considered living space, set out over three floors.

At ground level, to make the most of the space, it’s almost entirely open plan with a combined kitchen, dining room and lounge. The kitchen is at the front, with the lounge opening out onto the rear garden. A cloakroom completes the ground floor.

The main bedroom, with en-suite, plus the second bedroom and family bathroom are on the first floor.

Two further bedrooms and a shower room are on the top floor.

Elan’s new homes in Swinton are highly energy efficient, achieving a minimum Energy Performance Certificate rating of B.

“Along with potentially lower energy bills, the energy efficiency of our homes could enable buyers to access more favourable interest rates via green mortgages,” Marie added.

“The Elan website includes a mortgage checker to help buyers assess what they can afford to borrow without affecting their credit score. Plus, we can put customers in touch with independent financial advisors.”

The homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.
