EARLY SUCCESS FOR NEW HOMES IN BARNSTAPLE AS ELAN EXTENDS STAMP DUTY SAVINGS

THREE eager buyers have snapped up new homes at a just launched development in Barnstaple, where Elan Homes has extended the Stamp Duty holiday. 

Featuring 57 homes in the first phase, Pickards at Larkbear is part of the wider 820-home new neighbourhood taking shape off Old Torrington Road.

 

Elan released a small number of homes for sale “off plan” in early January and has already taken three reservations.

 

While the properties won’t be ready to move into until AFTER the Government’s Stamp Duty holiday ends, the homebuilder is offering buyers a lifeline by offering to extend the exemption.

 

Elan Regional Sales Director Tracey Ball said: “Pickards at Larkbear is off to a great start – we secured one reservation in the first week and two more the following week. As with many of our other developments, people have been asking if they’d be able to move before the Stamp Duty holiday ends on March 31. Homes here won’t be complete in time for the Government tax exemption, but we’re effectively extending the tax savings by offering to contribute to the cost of Stamp Duty on selected new homes. It could make a significant difference to buyers’ budgets, helping them move to a home they’ll love inside out.”

 

Current availability at Pickards at Larkbear includes a choice of three and four-bedroom homes. Prices start from £275,000 for a three-bedroom semi-detached Fairford style property.

 

A double fronted home, the Fairford features a spacious lounge that spans from the front to the rear; an open plan kitchen and dining room with direct access out to the garden; plus a utility and cloakroom.
