SAVINGS FOR SOUTH LIVERPOOL BUYERS

EXPANDING your home search could see your money go further in South Liverpool.

While Allerton and Mossley Hill in L18 are much sought-after neighbourhoods, properties there often come at a premium due to the location and a gap between supply and demand. But by opening up their criteria to include nearby Aigburth, buyers could find they’re able to enjoy living in South Liverpool at a price that’s easier to afford.

At Aigburth Grange, Elan Homes is building two, three and four-bedroom properties that are competitively priced, particular when compared with the surrounding area.

The final phase of the popular development is now on sale, with prices from as little as £199,995 for a two-bedroom Hayfield style home.

Marie Morris, sales director for Elan Homes in the North, explained: “Figures from Rightmove suggest that average sold prices of homes in Mossley Hill and Allerton were £24,000 to £45,000 more expensive than the average in Aigburth. These statistics don’t reflect the size or condition of the property, but offer a baseline for buyers to consider when choosing where to live.

“Aigburth Grange is a must-see for those looking for a new home in South Liverpool, but buyers will need to act fast as we now have just six properties available. Built to Lifetime Homes standard, they boast a high specification and are easily adaptable for people’s changing needs. The homes have attracted a good mix of purchasers including first time buyers, families and downsizers. Location has definitively played a part in the popularity of the development, but people also love the design of the homes and the fact that they have large gardens too.”

Just a few miles from Liverpool city centre, Aigburth has a vibrant village feel with almost everything residents could need right on their doorstep including a choice of bakeries, delis and organic food shops, plus coffee shops, restaurants and takeaways.

Aigburth Grange is also conveniently close to the bohemian culture of Lark Lane and the magnificent 235 acre, historic Sefton Park.

St Michael in the Hamlet Primary and St Charles Roman Catholic Primary, are both nearby. While, the choice of secondaries in the wider area includes The Blue Coat School, plus St Margaret’s Academy, Belvedere Academy and Liverpool College.

Elan is also offering to save buyers up to £6,000 off selected properties at Aigburth Grange by covering the cost of Stamp Duty, contributing towards legal fees and including flooring in the price.

Alternatively, those with a property to sell may be able to use part exchange to climb the housing ladder.
