HOMEOWNERS OFFERED AN EASY MOVE TO A NEW HOME IN DEVON

THE ease of living that a new build home in Devon offers could start before moving day.

Elan Homes is offering to help homeowners sell up and move quickly and simply to a new home in Ilfracombe using its EasyMove scheme.

The time and money saving incentive can be used to help facilitate a move to Seascape, a 51-home scheme taking shape at The Shields.

Regional sales director Tracey Ball explained: “The majority of people who’ve enquired about our new homes in Ilfracombe are locals already living in this beautiful part of North Devon. They recognise that the area is much more than a holiday destination, but a thriving neighbourhood with a real sense of community and want to remain in the area when they make their next move on the housing ladder. Many of those considering moving here have a house to sell before they can commit to buying here and we can help with that with our EasyMove scheme.

“The name is fairly self-explanatory – it’s designed to make moving easy. One of the advantages of selling and buying in this way is that it doesn’t matter if you’re moving up the housing ladder or downsizing. We’ll value your home and instruct independent estate agents to market it for you. When you receive an acceptable offer, you can reserve your new Elan home. You’ll exchange contracts with your buyer and us simultaneously and we’ll even pay the agent’s fees.”

Current prices at Seascape start from £325,000 for a two-bedroom detached Atherington, with garage at lower ground level.

At ground level, there’s a combined kitchen, lounge and dining room, with Juliet balcony opening from the lounge and overlooking the front garden. The two bedrooms, which are served by a sleek modern bathroom, are at the rear of the property. The main bedroom benefits from French doors leading out on to the garden.

For those looking for a three-bedroom home, the Buckland is ideal. Priced from £395,000, it’s layout is broadly similar to the Atherington in that there’s a garage at lower ground level and a combined kitchen, dining room and lounge with Juliet balcony at the front. The main bedroom in this property also has French doors leading to the garden, and benefits from an en-suite. This leaves the main bathroom to serve the other two bedrooms, one of which would make an ideal study for those who don’t need all three bedrooms.

“A move to a new home offers ease of living as there’s no need to budget for repairs and renovations, that an older property is likely to need,” Tracey added.

Research by the HBF suggests that it costs around £70,000 to bring an older house to the same standard as a new build three-bedroom semi-detached home. Plus, they’ve calculated that over a year, a new house is £2,200 cheaper to run than an older one.”

Elan’s new homes in Ilfracombe are less than a mile from Ilfracombe Harbour, Tunnels Beaches, Cheyne Beach and Rapparee Cove, with Rapparee Cove and the more remote White Pebble Beach ranked among the best wild water swimming spots in North Devon.

There are well-regarded nurseries and schools for all ages nearby, while the town centre features a range of independent retailers and for more serious shopping, Barnstaple is within easy reach.

Future phases of Seascape will include stunning three-storey properties with balconies helping to make the most of the views.
