DECADES in the making, the first residents of new homes in Ilfracombe have started moving in.

Elan Homes has begun welcoming homeowners to its Seascape development, taking shape on land off The Shields.

The independent homebuilder stepped in last year to progress the 51-home scheme after several previous attempts to develop the land stalled.

Sales director Tracey Ball said: “The first residents moving in is a milestone for any new housing development, but it’s even more significant at Seascape given the history of the site and how long it’s taken to reach this stage. Feedback from homeowners is that they’re looking forward to spending the winter in an energy efficien new home in Ilfracombe.

“The majority of purchasers so far have been locals, already living in Ilfracombe and the surrounding area. We’re also working with people who want to move here but have a house to sell and are using our EasyMove scheme to secure a buyer for their current property so that they can purchase an energy efficient new home in North Devon.”

Seascape offers 40 private sale homes in a choice of two, three and four-bedroom styles.

As the name of the development suggests, there’s potential for stunning views of the coast with homes designed to make the most of the vista.

Current availability includes the two-bedroom Atherington, from £325,000 and the three-bedroom Buckland, from £379,995, both with integral garage at lower ground level.

At ground level in the Atherington there’s a combined kitchen, lounge and dining room, with Juliet balcony opening from the lounge and overlooking the front garden. The two bedrooms, which are served by a sleek modern bathroom, are at the rear of the property. The main bedroom benefits from French doors leading out on to the garden.

The Buckland’s layout is broadly similar to the Atherington in that it’s designed to make the most of the living space by offering a combined kitchen, dining room and lounge with Juliet balcony at the front. The main bedroom in this property also has French doors leading to the garden, and benefits from an en-suite. This leaves the main bathroom to serve the other two bedrooms, one of which would make an ideal study for those who don’t need all three bedrooms.

Elan’s homes achieve a minimum Energy Performance Certificate rating of B, making them cheaper to run than most older properties. This also means they’re eligible for green mortgages from selected lenders.
