AS demand for housing continues to push up prices, Staffordshire buyers are being urged to buy now.
House prices are at a four-year high, with the Royal Institution of Chartered Surveyors attributing this to a combination of pent up demand, low interest rates, the removal of Stamp Duty on properties priced up to £500,000 and changes in buyers’ priorities post-lockdown.
Elan Homes has seen an increase in enquiries across all of its developments, including The Hyde in Kinver, where homes are currently available to reserve “off plan”.
The list of potential purchasers eager to see inside the show home continues to grow, but Elan is encouraging them not to wait but to buy now.
Regional Sales Director Tracey Ball explained: “There’s been a real surge in demand across the housing market in recent weeks and we’ve seen an uplift in the number of people asking when they can view the show home in Kinver. We’re advising them not to wait, but to buy now to take advantage of pre-show home prices, particularly in light of current market trends.
“Across the development there are more than 10 house types, each with a different layout and our sales team can help guide buyers through the designs to match them with the perfect property. One of the real advantages of buying ‘off plan’ is being able to make design choices to make your home truly your own. For example, customers can select the style of kitchen and the finish of the bathroom tiles.”
Current availability at The Hyde includes two and three-bedroom homes, with prices from £285,000.
The three-bedroom Newark, priced from £425,000, has a somewhat unusual layout to take into account the topography of the site.
Access is via the lower ground floor, which features a bedroom and shower room – perfect for a home gym or guest suite.
The rest of the accommodation – open plan kitchen and dining room with double doors leading to the lounge; two bedrooms, one with en-suite; plus the family bathroom – is on the ground floor.
The three-bedroom, three-storey Whitley offers 949 sq ft of living space and is available from £335,000.
At ground level, there’s an open plan kitchen and dining room with Juliet balcony, plus separate lounge with French doors leading to the rear garden and a cloakroom. On the first floor are three bedrooms, one with en-suite, plus the family bathroom.
This home also features an integral garage, with a utility at lower ground level.
All of the homes now on sale at The Hyde are currently Stamp Duty free and can be purchased using a Help to Buy equity loan.
“The combination of the tax break and Help to Buy could make a considerable difference to a buyer’s budget, enabling them to skip a step on the housing ladder,” Tracey added.
“They could find they’re able to buy their forever home, somewhere they can grow into with their family rather than having to move again in a few years’ time. Or it could mean they can have a dedicated home office or gym.”
Located off Hyde Lane, the homes at The Hyde, offer the chance to live in a thriving village community within commuting distance of Kidderminster and Birmingham.
