Work to prepare land in Croxton Lane, Middlewich, for new homes is underway with the first properties due to be released for sale next month.
Cheshire-based Elan Homes has secured planning permission to build 27 homes on a 2.4 acre parcel of land.
Known as Canalside, the development will offer 19 private sale properties, plus eight affordable homes.
As the name suggests, the homes are being built close to the Trent and Mersey Canal and Elan will be providing a footpath link to the towpath to enable residents to make the most of the location.
Andrew Morgan, land director for Elan Homes in the North, said: “We’re constantly looking for land with development potential and so the opportunity to build in the sought-after Croxton Lane area of Middlewich was one we were keen to progress. The site was formerly a field and a single residential property known as Croxton Bank. The large oak tree within the site will be retained to form a key feature of the development alongside an area of open space so that residents can enjoy living in a leafy setting. We’ll also be providing a contribution to upgrade play equipment at Fountain Fields Park for the benefit of the wider community.”
Elan has agreed to pay more than £6,500 to upgrade play equipment at Fountain Fields Park and provided a further contribution to fund 25 years’ worth of maintenance for the upgraded equipment.

“The homes we’re building at Canalside will have broad appeal as the development is less than a mile from the town centre, with local amenities including a supermarket and a choice of schools. Prices for the two, three and four-bedroom homes at Canalside will be announced when they are released for sale.
