NEW HOMES IN SWINTON ARE SANTA READY

THERE’S no time like the present for those hoping to wrap up a move to a new home in Swinton.

A small number of properties at Birchfield Court, an intimate development from Elan Homes, will be ready to move into this side of Christmas.

The good news for those with an existing property to sell, is that the homebuilder is offering the gift of part exchange.

Elan regional sales director Marie Morris said: “Christmas has come early for those looking for an energy efficient new home in Swinton. We have homes that will be ready to move into this winter and can help homeowners box off a move to a new home in time for Christmas with part exchange. In simple terms, we act as a guaranteed cash buyer for the customer’s existing property, freeing them up to climb the housing ladder so that they can buy a new build home from us.

“There are no complicated chains or, worse, a chain that breaks. There are no last-minute haggles over the price either. We aim to exchange contracts in a matter of weeks, with the customer able to continue living in their current property until their new home is ready to move into which could be in a matter of weeks.”

Once complete, Birchfield Court on Worsley Road, will comprise 20 homes – 18 of them are new build properties, while the original gatehouses have been converted into two-bedroom homes. The new build homes include a choice of three, four and five-bedroom homes. Across the development, prices range from £229,995 to £499,995.

Selected properties including flooring throughout and turfed rear garden. The three-bedroom mid-mews Thurston Max is available from £339,995 with curtains, blinds and light fittings included along with flooring and turf.

Set out over three floors, it offers 1,097 sq ft of carefully considered living space, with the ground floor almost entirely open plan.

The combined kitchen, dining room and lounge is an inviting, sociable multifunctional space that’s destined to be the heart of the home. French doors open out from the lounge to the rear garden, helping make the most of the outside space. A cloakroom completes this level.

On the first floor, there are two bedrooms and the family bathroom.

The main bedroom, with en-suite and dressing area, encompass the entire top floor, providing a tranquil retreat at the end of the day.

Elan’s homes achieve a minimum Energy Performance Certificate rating of B, making them cheaper to run than most older properties. This also means they’re eligible for green mortgages from selected lenders.

“Our new homes lend themselves well to hosting a cracker of a Christmas celebration,” Marie added.

“From the converted properties to the new build family-sized homes, they all boast well-equipped, stylish and practical kitchens that are perfect for preparing a festive feast.”

The homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.
