FAMILIES in the Bury borough could find that a brand new home is within their reach thanks to an affordable housing scheme.
Elan Homes, the homebuilder behind the Holcombe Gardens development on Bury New Road, Ramsbottom, is working with Bury Council to reduce the cost of homeownership
A quarter of properties at the popular development are available at discount to market value. It means that eligible purchasers can secure a three-bedroom home for £176,250 – just 75% of the full market value.
Marie Morris, sales director for Elan Homes in the North, said: “It’s important that when we build new homes, we cater to local housing need. In Ramsbottom it was identified that there was a requirement for low-cost family-sized homes. To address this, nine of the 35 homes at Holcombe Gardens, all three-bedroom properties, are being sold at a discounted rate via Bury Council’s affordable housing scheme. This amounts to a quarter of the development and offers a welcome boost to families who may otherwise be priced out of the housing market.”
The affordable housing scheme is part of a government initiative designed to offer better access to housing and help first time buyers get a foot on the property ladder, by providing low-cost housing.
Eligibility criteria includes living within the borough (Prestwich, Whitefield, Radcliffe, Tottington, Ramsbottom or Bury) for at least the last six months immediately prior to applying. Applicants may apply for a size or type of property one room larger than their needs. It means to be eligible for a three-bedroom home, buyers must have or be expecting a child or perhaps have a relative they care for living with them.
Councillor Clare Cummins, Bury Council’s cabinet member for housing services, said: “Affordable housing is a top priority for the council and we are delighted to be working with Elan Homes to ensure that more families will find it easier to get onto the housing ladder.”
Among the homes at Holcombe Gardens available at discount to market value is the three-bedroom Downham, priced from £168,750.
Carefully designed with families in mind, it offers 786 sq ft of living space. The ground floor is almost entirely open plan and includes a kitchen to the front, flowing through to a dining area, with the living area to the rear of the property opening out onto the garden via French doors. A cloakroom completes the ground floor.
On the first floor, there are three bedrooms and the family bathroom.
Eligible purchasers must apply for Bury Council’s affordable housing scheme before reserving a discount to market value home from Elan.
