AS Westminster Place near Chester approaches a sell-out, Elan Homes is offering first time buyers a lifeline that could enable them to achieve their dreams of homeownership

The niche developer is hosting a special first time buyer event this weekend (June 16/17).

Experts will be on hand to share their knowledge and expertise, plus along with advice, Elan will be offering incentive packages that could make a real difference to aspiring homeowners, potentially saving them thousands.

Marie Morris, sales director for Elan Homes in the North, said: “Now that availability at Westminster Place is limited there’s a sense of urgency among potential purchasers, particularly those hoping to buy their first home who have been saving to raise a deposit. With that in mind, we’re trying to make it easier for them to make that all-important first step onto the housing ladder by holding a special event. They will be able to receive independent financial advice and learn how a Help to Buy equity loan could reduce the initial cost of a brand new home. We will also be offering contributions towards to some of the costs associated with buying a home that can be overlook when budgeting, such as legal fees and Stamp Duty.”

Current availability at Westminster Place includes three and four-bedroom homes, priced from £279,995.

Using Help to Buy, there’s the chance to secure a property with only a 5% deposit and 75% mortgage. The remaining 20% is covered by the equity loan, which is interest free for five years.

Elan is offering to include carpets and vinyl flooring in the price of selected homes, plus contribute £1,000 towards legal fees and contribute up to £5,000 in Stamp Duty.

“Changes to Stamp Duty introduced by the Government last year are designed to boost the buying power of first time buyers but it’s not always quite that simple. For example, if a couple is buying together they must both have never owned a property previously to qualify for the relief. Plus, the exemption is only available on homes priced up to £300,000. Recognising that some people may be buying with a partner who has owned a property before, we’re offering a contribution towards Stamp Duty that could make a considerable difference to buyers budgets.”

Homes at Westminster Place are ideally placed in the village of Huntington, accessed directly from Sandy Lane and only a 10-minute drive from Chester city centre. The area is home to a choice of well-regarded state and private schools – including Saighton C of E Primary, the independent Abbey Gate College and Huntington Community Primary.
