HOOTON HOMES NEAR SELL-OUT

THE final two homes at a housing development in Hooton are now on sale – less than a year after the launch.

Birch Grange, off Roften Way, was one of four sites Elan Homes acquired from administrators following the collapse of Stewart Milne Homes North West England (Developments) Ltd last year.

Site and sales teams were quickly established to resume construction of the homes and re-open sales centres, with each of the developments rebranded and renamed.

Less than a year later, Elan has sold 57 of the 59 homes at Birch Grange.

Elan regional sales and marketing director Marie Morris said: “Our new homes in Hooton have proven hugely popular, reflecting that there’s a real need for quality, energy efficient new homes in the area. The fact that in just 10 months we’ve sold all but two of the 59 homes here speaks volumes. Elan has a solid reputation in this part of Cheshire – our regional office is at Cheshire Oaks Business Park and we’ve previously built in nearby Neston. These factors have helped boost buyer confidence.”

The final two homes are both four-bedroom detached designs – a Parkwood II and a Denewood II, priced from £384,959 and £389,995 respectively.

Recognising potential purchasers are likely to have a house to sell, Elan will consider taking a customer’s existing property in part exchange towards the cost of a new home at Birch Grange.

Alternatively, the homebuilder could offer a 5% deposit boost on the Denewood II worth almost £20,000.

The Denewood II offers 1,194 sq ft of living space and has an integral garage. The lounge is at the front, while the combined kitchen and dining room is at the rear, with French doors opening out onto the garden. A utility and cloakroom complete the ground floor.

Upstairs, two of the four bedrooms have an en-suite, with the family bathroom serving the other two.

The Parkwood II is slightly smaller at 1,190 sq ft. The lounge is at the front with a feature bay window. Again, there’s an open plan kitchen and dining room, plus utility and cloakroom.

Upstairs, the main bedroom has an en-suite to complement the family bathroom.

The Parkwood II is available with flooring throughout and turf to the rear garden.

Location has also played a part in the success of Elan’s new homes in Hooton.

“Living at Birch Grange offers the best of both worlds,” Marie added. “Homeowners can enjoy the outdoors close to home by exploring the Wirral Way or hop on the train from nearby Hooton station and be in Chester in 30 minutes or Liverpool in 45.”
