NEW HOMES IN LEIGH LAUNCHED OFF PLAN

A LONG-AWAITED housing development in Leigh has launched “off plan”, with a show home coming soon.

More than a decade after the site on Alderley Lane was identified by Wigan Council as having potential for housing, Elan Homes has released selected properties at Brook Gardens for sale.

The homebuilder acquired the site last year and has received hundreds of enquiries from potential purchasers.

Elan regional sales director Marie Morris said: “There’s been talk of new homes being built in this part of Leigh for more than a decade and understandably residents have been curious about our progress. Construction is ongoing, under the supervision of an award-winning site manager, with three decades of experience, and we’re working towards opening a show home next month.

“Because it’s an intimate development of just 34 homes, buyers have been studying the site plans and some have already identified exactly which property they want to buy. What they perhaps don’t appreciate is that we can only release homes for sale based on the build programme and when they’re expect to be physically completed by. We’ve released a small number of properties for sale off plan and ahead of the show home opening at Brook Gardens would encourage would-be homeowners to make an appointment with the sales team.

“They’re currently based at Garrett Hall Fields, around five miles away, and will be happy to talk to buyers about their housing needs, guide them through the floor plans and show them around to give them an idea of what to expect in a new Elan home.”

At Brook Gardens Elan is building a mix of two, three and four-bedroom homes to appeal to first time buyers, families and downsizers.

Current prices start from £239,995 for a two-bedroom mid-mews Belmont style property and range up to £469,995 for a four-bedroom detached Tenbury.

“One of the advantages of buying off plan in the early stages of a development is that you can customise your new home before moving in by selecting things like the finish of the kitchen, the flooring and bathroom tiles,” Marie added.

“Plus, for a limited time only, we’re offering a £10,000 deposit boost on selected new homes in Leigh. This could help buyers access better mortgage rates, therefore lowering their monthly mortgage repayments.”

The homes are among the most efficient available thanks to features including solar panels, waste water heat recovery systems, triple glazed windows and electric vehicle charging points. This should mean homeowners can look forward to lower bills compared to older properties.

Plus, because they’re so efficient buyers could qualify for green mortgages. These tend to offer better rates, the lender may offer cash back or buyers could find they’re able to borrow more because their bills are lower

Elan’s new homes in Leigh are being built in an established residential area, off the A574, Warrington Road, there are local amenities nearby including schools, while Leigh town centre is easily accessible.

A package of almost £60,000 of community investment, known as section 106 contributions, was agreed during the planning process.

This includes £26,000 for improvements to Pennington Hall Park; £20,000 for play space provision at Dootson’s Park and a Biodiversity Net gain contribution of £12,800 towards tree planting off site within the surrounding area.
