A NEW home in a North Warwickshire village could cost less than you think.
Elan Homes is building 24 homes at Millbridge, on Main Road, Shuttington. More than 40% of the properties are available at a discount to market value.
The only catch is that a local link and income cap are required to qualify for the discount.
Elan regional sales director Tracey Ball said: “People who grew up in villages like Shuttington may think they have to move away to be able to secure a home of their own. But that’s not always the case. Millbridge has been planned to cater for local need with a good mix of properties. This includes 10 of the 24 homes being offered at just 70% of the market value to help those who would otherwise be priced out of living here.
“The scheme is exclusive to people who either live in the North Warwickshire area or have lived here in the recent past. Those who work in North Warwickshire could also qualify.”
Other criteria includes a household income cap of £80,000, not owning another property and that the purchaser lives in the home.
Any mortgage offer in principal and savings should not exceed the open market value of the home being purchased at a discount.
There are two styles of home eligible to be purchased at a discount. The two-bedroom Sutton is available from £192,500 and makes a great first home.
It offers 761 sq ft of carefully planned living space including a lounge at the front, kitchen and dining room with direct access to the rear garden, plus cloakroom at ground level. Upstairs, there are two bedrooms and a bathroom.
For those who need more space and perhaps an extra bedroom, the three-bedroom Brocton is available from £231,000.
The 922 sq ft property includes a spacious lounge, combined kitchen/ diner, cloakroom, three bedrooms and a bathroom.
“There’s potential for long-term savings when you buy a new home,” Tracey added.
“Everything is brand new so there’s no need to budget for replacing the kitchen, bathroom or boiler. Subject to build stage, buyers will be able to make design choices such as selecting the finish of the kitchen units and worktops. New homes are also highly efficient, which should mean lower energy bills. It’s estimated heating, lighting and hot water bills in a new home are likely to be 50% lower* than in an older property.”
Homes at Millbridge are ideally placed on Main Road, Shuttington. There’s a public house, convenience store and village hall all within walking distance. Plus, Polesworth Secondary School and Newton Regis Primary School are within easy reach.
Supermarkets, independent shops, cafés, restaurants and more are around 10-minutes’ drive away in Tamworth.
