SHOW HOME LAUNCHING IN SHUTTINGTON

AN eagerly awaited new homes development in North Warwickshire will launch this month (April 25), Elan Homes has revealed.  

More than 200 people have registered interest in just 24 homes being built in Shuttington.

Known as Millbridge, work on the three-acre site on Main Road is progressing well and interior designers will soon be making the finishing touches to a show home in readiness for the launch.

Fisher German will be working with Elan to market the homes, having promoted the land through North Warwickshire Borough Council’s Local Plan and securing outline planning permission for 24 homes before marketing the site for sale.

Elan regional sales director Tracey Ball said: “Around 200 people have contacted us to register interest in the homes we’re building in Shuttington, while Fisher German also have a strong database of potential purchasers eager to learn more about the development. The volume of enquiries for such an intimate development of just 24 homes indicates there’s a strong housing need locally. We’ve tried to cater to the local market and have planned a mix of two to five-bedroom homes. The show home will be an example of the largest of these – a five-bedroom detached Kelsall Special – and will give buyers an insight into the quality and finish we offer across all of our homes.”

Prices for the homes at Millbridge will be announced at the launch. Buying early in the development’s lifecycle should give buyers a greater chance of securing their preferred property. Those who reserve before the roof is fitted should be able to make a host of design choices, selecting everything from the style of the kitchen to the finish of the bathroom tiles.

During the planning process Elan agreed to invest more than £225,000 in the local area, including provision of affordable housing; funding for open space and recreation, leisure facilities, biodiversity offsetting and £3,000 for public footpath maintenance.

The homes at Millbridge will enjoy a leafy setting with existing trees and hedgerows retained and new trees planted. When the development is completed there will be a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow.

There’s a public house, supermarket and village hall within walking distance, while Polesworth Secondary School and Newton Regis Primary School are within easy reach, making the homes an ideal choice for families.

Elan, with its regional headquarters in Coleshill, Warwickshire, has nearby developments in Tamworth and Lichfield.
