THE first residents have started moving into a housing development in Woodley, where part exchange is now available for those hoping to join them.
Elan Homes is making good progress with its St Marks Pavilion development on Hillside Road.
The exclusive development of executive four and five-bedroom homes is attracting strong interest from potential purchasers, including many with a property to sell. To help speed up the selling and buying process, the homebuilder has introduced part exchange and will be hosting an event on Saturday, May 2 to guide homeowners through the scheme.
Elan regional sales and marketing director Marie Morris said: “At St Marks Pavilion we’re building just 24 homes and so right from the start there’s been a sense of urgency among potential purchasers. Now we’ve started welcoming homeowners to the development, with four of our new homes in Woodley occupied and some house types already sold out, homeowners may fear missing out on moving here.
“The good news for sellers it that with part exchange they won’t be held back by the property they’ve outgrown or no longer suits their lifestyle – they can simply trade it in as part payment for their new home. Elan effectively acts a cash buyer, so there are no last-minute haggles over the price or complicated chain delays. They’ll be able to stay in their current property until their new home is ready and there are no fees to pay. It’s a quick and simple solution to selling and buying.”
Current prices at St Marks Pavilion start from £499,995 for a four-bedroom semi-detached Dunham style property.
Offering 1,461 sq ft of living space set out over three floors, the ground floor of the Dunham includes a separate kitchen at the front of the property, with combined lounge and dining room at the rear, plus a cloakroom off the hall.
Three bedrooms, including the main bedroom with en-suite, plus the family bathroom, are on the first floor. Two further bedrooms and a shared shower room are on the top floor.
The Dunham view home includes flooring throughout, light fittings and window dressings, an upgraded kitchen with quartz worktops, plus turfed rear garden.
As an alternative to part exchange, selected homes at St Marks Pavilion are available with Stamp Duty paid.
On the Dunham, this works out at a saving of £15,000.
There’s also the potential for further savings, as some of the homes include upgraded kitchens with Quartz worktops, flooring throughout and turfed rear garden.
“The location, along with the specification, ease of maintenance and energy efficiency of our new homes in Woodley, has made them a popular choice with buyers,” Marie added.
“The homes are in the catchment area for a number of well-regarded schools, adding to their appeal to families. Plus, Woodley train station is a few minutes’ drive away, making this a great base for people who commute into Manchester city centre for work. Those who love the outdoors will be keen to explore nearby Werneth Low Country Park and take in the panoramic views.”
Homeowners are invited to learn more about part exchange with a visit to St Marks Pavilion on Saturday, May 2.
