LONG-AWAITED SHOW HOME OPENING IN LEIGH

A HIGHLY anticipated show home is opening soon in Leigh, marking a major milestone for a housing development first proposed over a decade ago.

Elan Homes is preparing to welcome visitors to its Brook Gardens development on Alderley Lane over the weekend of August 15 and 16.

The homebuilder acquired the 2.7-acre site last summer, but the land was identified by Wigan Council as having potential for housing more than a decade ago.

Elan regional sales and marketing director Marie Morris said: “Around 500 people have enquired about our new homes in Leigh, which demonstrates the need for housing in the area. Work on site is progressing well, under the supervision of an award-winning site manager, with three decades of experience. We’ll soon be opening the doors to a professionally styled and fully furnished show home, giving buyers their first real insight into what life in a new home in Leigh could be like.”

The show home is a four-bedroom semi-detached Oakdale style property. It offers 1,425 sq ft of carefully planned living space, set out over three floors.

The lounge is at the front, complemented by a combined kitchen, dining and family room with French doors opening out onto the rear garden. A cloakroom and laundry space complete the ground floor.

Three bedrooms, plus the family bathroom are on the first floor. The main bedroom and en-suite span the entire top floor.

Brook Gardens is a 34-home development offering a choice of two, three and four-bedroom properties. Current prices start from £229,995 for a two-bedroom terraced Belmont style home.

A four-bedroom semi-detached Oakdale, like the show home, is available from £429,995.

Selected homes are available with flooring throughout, plus turfed rear garden.

Subject to build stage, buyers will be able to customise their new home, choosing the finish of the kitchen, the flooring and bathroom tiles amongst other features.

The homes include solar panels, waste water heat recovery systems, triple glazed windows and electric vehicle charging points, making them among the most energy efficient properties available. Along with lower running costs, the energy efficiency of the homes could mean they’re able to be purchased with green mortgages. This type of mortgage tends to offer better rates, the lender may offer cash back or buyers could find they’re able to borrow more because their bills are lower.

Recognising buyers are likely to have a property to sell, Elan will consider part exchange.

Elan’s new homes in Leigh are being built in an established residential area, off the A574, Warrington Road, there are local amenities nearby including schools, while Leigh town centre is easily accessible.

A package of almost £60,000 of community investment, known as section 106 contributions, was agreed during the planning process.

This includes £26,000 for improvements to Pennington Hall Park; £20,000 for play space provision at Dootson’s Park and a Biodiversity Net gain contribution of £12,800 towards tree planting off site within the surrounding area.

The show home opens over the weekend of August 15 and 16, after which it will be open Thursday to Monday from 10am to 5pm.
