LAST CHANCE TO BUY AN ENERGY EFFICIENT NEW HOME IN LOWTON

WITH just two energy efficient new homes still available in Lowton, homeowners worried about being left out in the cold are being offered a lifeline that could help them save energy and money.

Launched last July, all but two of the 26 properties at St Catherine’s Gardens on Newton Road have now been sold.

The success is such that those with a house to sell may fear they’ll miss out. But the good news is, Elan Homes is offering to help them save the energy and money it takes to sell up with part exchange.

Homes at the development achieve an Energy Performance Certificate (EPC)  B rating, which could see energy bills reduced by more than half for those who move from old to new..

According to figures from the Office of National Statistics, the average new build achieves an EPC band B rating with a median score of 84. In comparison, existing homes across England achieved an average of a D rating and a median score of 64.

Marie Morris, sales director for Elan Homes in the North, said: “The cold snap and spending more time than ever before has made people more conscious about how much energy they’re using and the costs involved. Based on Energy Performance Certificate data, the average cost for heating, light and hot water in a new build house in England is £399 a year compared to £885 for older homes. That’s a saving of almost 55%.

“We’re also offering to help homeowners save their own energy in selling their current property with part exchange. With Elan effectively acting as a cash buyer, it means they can focus their energy on their new home rather than worrying about selling their old one. They won’t be held back by a complicated chain and can even stay in their current property until the new one is ready.”

Priced from £239,995, the final homes available at St Catherine’s Gardens are both three-bedroom Orford Max style properties.

These homes offer three floors of generous living space, maximising the potential of the footprint of the property.

The ground floor of the Orford Max is almost entirely open plan, with combined kitchen, dining area and living room and French doors opening out on to the rear garden.

Two bedrooms and the family bathroom are on the first floor. The main bedroom with en-suite and dressing area are on the top floor.

All new Elan homes feature a high specification and subject to build stage, customers will be able to select from a range of standard and upgrades to make their home their own. Options available include the kitchen finish, fire places bathroom tiles, vanity units, wardrobes and flooring.

The homes feature energy efficient heating systems, designed to be kind to the environment and potentially reduce fuel bills.

Along with housing, Elan Homes is providing electric vehicle charging points; bird boxes and bat bricks, plus planting additional trees while retaining existing trees at St Catherine’s Gardens.
