WHY NOW IS THE TIME TO BUY A NEW HOME IN THE BOROUGH OF WIGAN

THE property market across the Borough of Wigan is booming and with improving mortgage rates, lower energy bills and the chance to make long-term savings, the smart money is on buying a new home in the area.

Figures released by Lloyds Banking Group1 suggests house prices in Wigan increased by 10.5% in 2025. Meanwhile, Zoopla2 has named Wigan as a property hotspot for 2026 citing annual house price growth of 3% amid a fast-paced market with selling times of 32 days.

Located in the Borough of Wigan, Garrett Hall Fields, in the Mossley Common area of Tyldesley, offers residents the opportunity to choose their pace of life.

The Elan Homes development has attracted a mix of purchasers including first time buyers, families and downsizers.

Elan regional sales and marketing director Marie Morris said: “The Wigan area is undergoing a major transformation thanks to investment in the town centre, enhancement to open spaces and community facilities and of course new homes being built, like those at Garrett Hall Fields. This regeneration has likely contributed to the rising house prices and it could be that they continue to increase as these schemes are completed.

“With mortgage rates stabilising, more people are starting to think about moving or those who’d listed their house for sale ready for the post-Christmas rush have secured a buyer and are now looking for their next home. Location and energy efficiency often feature on buyers’ wish lists and our new homes score highly on both fronts. Latest figures from the HBF and Octopus Energy suggest the energy bills in A or B rated new home would be around £420 lower than in a D rated home or £618 lower than a home rated F or G. Their research also found that upgrading an older home to match the energy efficiency of a new build home could cost between £23,100 and £83,000.”

Current prices at Garrett Hall Fields start from £229,995 for a two-bedroom first floor apartment with upgraded kitchen including dishwasher and washing machine. It’s available with a £10,000 deposit boost, making it ideal for a first time buyer or someone starting over after a change of circumstances.

For those looking for a family-sized home, there’s a choice of four and five-bedroom homes available, priced from £589,995, available with Stamp Duty paid or part exchange.

“What sets Garrett Hall Fields apart from other developments in the surrounding area is its scale – it’s fairly intimate compared with other schemes, making it easier to get to know the neighbours,” Marie added.

“The location has broad appeal as there’s a number of well-regarded schools nearby, plus local shops and restaurants, while nearby Astley Street Park features a play area and outdoor gym. Manchester is less than an hour away, making it a great base for commuting for those who work in the city centre.

“We’ve already sold out of some property styles but still have plenty of choice available from two-bedroom apartments to five-bedroom detached family homes.”

Close to the A580 East Lancashire Road, the cities of Manchester and Liverpool are both within a short drive, making it a great base for commuters.

Public transport links into Manchester include the V1 or V2 bus, train via nearby Walkden, with plans for the Metrolink to expand to offer another option. Current journey times at peak times are around 40 minutes including driving to Walkden station and then taking the train. Alternatively, take a short walk to the Guided Busway and pick up the V1 or V2 for a 45-minute bus ride to the city centre.

Garrett Hall Fields is open Thursday to Monday from 10am to 5pm.
