SAVE ON STAMP DUTY AND MOVE TO A NEW HOME IN CONGLETON THIS SPRING

STAMP duty savings worth up to £17,500 are being offered on selected new homes in Congleton.

Elan Homes has a small number of homes at its Oak Gange development ready to move into this spring.

To help people make the switch from old to new, the homebuilder is offering a choice of incentives including Stamp Duty paid or part exchange.

The energy efficient design of the homes also offers potential long-term savings.

Elan regional sales and marketing director Marie Morris said: “Stamp Duty can add a considerable amount to the cost of moving home and there have long been calls for the system to be reformed or even scrapped. Rather than waiting for politicians to act, we’re offering to foot the Stamp Duty bill on selected new homes at Oak Grange. With no tax to pay, it could enable buyers to opt for a larger home, perhaps add upgrades or enjoy lower mortgage repayments.

“Our homeowners could also save on their energy and renovations. Latest figures from the HBF and Octopus Energy suggest the energy bills in A or B rated new home would be around £420 lower than in a D rated home or £618 lower than a home rated F or G. Their research also found that upgrading an older home to match the energy efficiency of a new build home could cost between £23,100 and £83,000.”

Current availability at Oak Grange includes four and five-bedroom homes, priced from £359,995.

The largest home available is the five-bedroom detached Nairn, offering 1,771 sq ft of living space.

The lounge is at the front, providing a quiet space to relax in. At the rear and destined to be the heart of the home, is the combined kitchen, dining and family room. This sociable space has French doors offering lots of natural light and direct access to the garden. There’s also a utility and cloakroom.

Upstairs, the main bedroom benefits the luxury of a dressing room and en suite. The second bedroom also has an en-suite, meaning the family bathroom serves the other three bedrooms.

The Nairn is available from £549,995, with someone who’s previously owned a property ordinarily facing a Stamp Duty bill of £17,499 when buying this home.

Elan’s offering to cover that tax and to include a host of extras such as flooring throughout, wardrobes, upgraded kitchen, full height tiling to the bathroom and en suites, plus landscaped garden. The combined value of the incentives is £27,999.

As an alternative to covering the Stamp Duty, Elan may consider taking a customer’s existing property in part exchange.

Elan’s new homes in Congleton are being built less than 10 minutes’ drive from Congleton town centre, where there’s a choice of independent, high street names and other essentials including pharmacy and supermarkets.

The homes are also in the catchment area for well-regarded schools and in a location with good commuter links via road or rail. The train station is around a 10-minute drive away, while Manchester Airport can be reached in around 30 minutes by car. The new Congleton Link Road offers easy access to the M6, with Macclesfield, Stoke-on-Trent, Northwich, Chester and Manchester all accessible by car in an hour or less.
