FAST-TRACK PLANS TO MOVE TO A NEW HOME IN NORTH WARWICKSHIRE

WITH around two-thirds of new homes at a North Warwickshire development now sold, homeowners are invited to learn how they could speed up the selling and buying process.

Elan Homes is hosting an EasyMove and part exchange event at Millbridge in Shuttington on Saturday (February 21).

Visitors will be able to view the show home, discover the advantages of buying a new home including the potential to save on energy bills and how the homebuilder could help them sell their current property.

Elan regional sales director Tracey Ball explained: “Our new homes in Shuttington have attracted interest from people across Warwickshire, nearby Tamworth and beyond. Often when people initially enquire, they’re yet to even list their current property for sale and are perhaps uncertain of which agent to market it with to ensure a quick sale. With only seven homes now available at Millbridge some homeowners are starting to think they’ll miss out moving here.

Government figures suggest it takes an average of around five months to sell a property, but it doesn’t have to. With EasyMove we’ll appoint a trusted agent to sell your home and manage the process to ensure a swift sale at full market value. Alternatively, we could accept your property in part exchange towards the cost of a new home, effectively acting as a cash buyer. This means no last-minute haggles over the price or complicated chain delays. You can even stay in your current property until your new home is ready. In both cases we’ll manage the entire process and even pay the survey and agent’s fees.”

That’s not the only saving buyers can enjoy.

Latest research from the HBF and Octopus Energy suggests people living in new build homes spend 21% less on energy bills than those in older properties. Based on EPC data and the Ofgem price cap, it’s estimated that someone living in a new build home rated A or B would save an average of around £420 a year on their energy bills compared to someone in a D rated home. The saving increases to £618 when compared with a home rated F or G.

The same research also found that upgrading an older property to match the energy efficiency of a new build home would cost between £23,100 and £83,000.

While availability at Millbridge is limited, there’s still plenty of choice including two, three and four-bedroom homes, some of which are ready to move into.

A four-bedroom detached Blenheim is available from £539,995, with a five-bedroom detached Lincoln is priced from £614,995.

The Blenheim is a double fronted property, offering 1,655 sq ft of living space.

On one side of the hallway is a dual aspect lounge, with French doors opening out to the garden, with the combined kitchen, dining and family room on the opposite side.

The dining area is at the front, with the kitchen in the middle – putting it very much at the heart of family living. The family area has bi-fold doors leading to the rear garden. A utility and cloakroom complete the ground floor.

Upstairs, the main bedroom has a en-suite and dressing room. Bedroom two benefits from a shower room, meaning the family bathroom serves just two bedrooms.

The Lincoln spans 1,963 sq ft with a combined kitchen, breakfast area and family room at its heart. This sociable space is complemented by a separate lounge for quieter moments; plus dedicated dining room, with feature bay window, at the front of the property for formal entertaining. Both the open plan area and the lounge benefit from French doors out to the garden.

A utility and cloakroom complete the ground floor.

Upstairs, the main bedroom has an en-suite and dressing room. Two of the other bedrooms share a shower room, meaning the family bathroom serves the remaining two bedrooms.

Located on Main Road in the North Warwickshire village of Shuttington, homes at Millbridge will enjoy a leafy setting with existing trees and hedgerows retained and new trees planted. When complete, the new neighbourhood will include a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow.

Local amenities include a pub, convenience store and village hall all within walking distance. Polesworth Secondary School and Newton Regis Primary School are within easy reach, making the homes an ideal choice for families.

Supermarkets, independent shops, cafés, restaurants and more are around 10-minutes’ drive away in Tamworth.

Join Elan at Millbridge on Saturday, February 21, to learn how the homebuilder could help speed up selling and buying.

The show home at the development is open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/millbridge/
