SEVEN REASONS TO FALL IN LOVE WITH A NEW HOME THIS VALENTINE’S

HOMEBUYERS are invited to make a date to fall in love with a new home this Valentine’s Day.

Recognising that finding the right home is like dating, Elan Homes is playing matchmaker and hosting events across its developments on Saturday, February 14.

There’ll be chance to view show homes and speak to the sales teams who’ll help buyers find “the one”.

Participating developments include: Birch Grange, Hooton; Garrett Hall Fields, Mosley Common; Hazelfields, Poynton; Lorne House, Lichfield; Oak Grange, Congleton; Redwood Gardens, Marton Moss; Sandbourne Gardens, Bewdley; Tower Gardens, Darwen.

Elan’s Marie Morris and Tracey Ball explain why buyers will fall head over heels with their new homes.

  1. Energy efficiency

Latest research from the HBF and Octopus Energy suggests people living in new build homes spend 21% less on energy bills than those in older properties. Based on EPC data and the Ofgem price cap, it’s estimated that someone living in a new build home rated A or B would save an average of around £420 a year on their energy bills compared to someone in a D rated home. The saving increases to £618 when compared with a home rated F or G.

“With modern insulation and efficient heating, our new homes are designed to stay warm and cosy,” Marie said. “Cuddling up with loved ones is still encouraged – it’s just not necessary to keep warm.”

  1. Save your energy and your money

The HBF and Octopus found that upgrading an older home to match the energy efficiency of a new build home would cost between £23,100 and £83,000. Across our developments homes achieve EPC ratings of A or B, making them among the most efficient available. Features vary between locations, but can include solar panels, air source heat pumps or energy efficient boilers, triple glazing and waste water heat recovery systems.

“With an older home, you’re mentally calculating renovation costs the same way you’d be weighing up emotional labour on a date,” Tracey said.

“No one wants a relationship that’s hard work from day one. Our new homes are designed to be easy to look after, giving you more time to enjoy spending quality time with the people who matter to you.”

  1. No first date awkwardness

“Viewing a property someone’s living in can feel awkward, a little like going on a first date when everyone’s trying to present the best version of themselves,” Marie said.

“With an older home, that can be strategically placed furniture, scented candles or home baking, perhaps a rug that makes you wonder what’s underneath. Visit our show homes and you can skip all that as our sales teams will put you at ease as they help you find your perfect match.”

  1. Fresh start with no baggage

A new home offers the same spark as those early days of a new romance.

From untouched interiors to brand‑new appliances, everything feels crisp, modern, and ready to impress – the perfect match for buyers who want that “butterflies” feeling.

“Just like meeting someone who isn’t carrying old relationship drama, a new build home comes with no hidden history and no surprises. It’s a clean slate where you can write your own story,” Tracey added.

Subject to build stage you’ll be able to select the finish of everything from the kitchen to the bathroom tiles, creating a home that reflects your style.

  1. Long-term commitment made easier

A new Elan home comes with the benefit of a two-year developer warranty and 10-year NHBC warranty, with heating systems and integrated appliances covered by manufacturers’ warranties.

“With modern construction methods and a quality finish, backed by warranties, our new homes offer the reassurance and stability that make settling down feel like the natural next step,” Marie said.

Plus, selected new Elan homes are available with a deposit boost or Stamp Duty contribution, helping buyers’ money go further.

  1. Built for the life you want

“Dating is all about meeting someone who fits your lifestyle and just like dating, it’s important to find a home that’s the perfect match and somewhere you can see yourself settling down,” Tracey said.

Designed with modern living in mind, new Elan homes include open layouts, flexible spaces, well-equipped kitchens and sleek bathrooms and en-suites.

  1. Avoid a messy break‑up

Selling up and moving on can feel like ending a long relationship. Elan can help homeowners move on with EasyMove or part exchange.

“Part exchange is the property equivalent of speed dating and the key to avoiding a messy break up,” Marie added. “We’ll effectively be a guaranteed cash buyer, so you can move straight on, without any awkwardness or baggage from complicated chain delays. Alternatively, we can hook homeowners up with a trusted agent to sell their home with EasyMove. We’ll even cover the agent’s fees.”

Join Elan this Valentine’s (Saturday, February 14) to start your journey to a home you’ll love, inside out.
