BOOST TO THE HOUSING MARKET IN POYNTON

COMPETITIVE mortgage rates, lower energy bills and the offer of a deposit boost, could mean now is the time to buy a new home in Poynton.

Building work at Hazelfields, on Hazelbadge Road, is progressing well, with three-bedroom homes just released for sale.

Elan Homes is offering a 5% deposit boost on selected properties at the development.

Sales director Marie Morris explained: “Initially we released a choice of four and five-bedroom homes in Poynton. Following sales success and in response to demand, while also keeping in line with our build programme we’ve released some three-bedroom homes. The increased choice is sparking buyers’ attention, along with the lower interest rates lenders are now offering on mortgages.

“The new homes we’re building are highly energy efficient, helping reduce energy bills and making them eligible to be purchased with green mortgages, which tend to offer more competitive rates than other mortgages. If that wasn’t enough, our offer of a deposit boost could improve the range of homes and mortgage options available to buyers. Essentially, we’ll gift buyers a 5% deposit contribution which could then enable them to access better interest rates and lower their monthly mortgage repayments. The larger, more expensive the property, the bigger our contribution will be.”

The new release of homes at Hazelfields includes a three-bedroom detached double fronted Fairford. Priced from £489,995 it offers 933 sq ft of living space. The deposit boost on this property is worth up to £25,000.

On the five-bedroom detached Portland, priced from £834,995 and almost ready to move into, the deposit boost is worth £41,750.

The new homes are in the catchment area for a choice of schools, the nearest being Lower Park Primary. Because of its proximity, Elan is supporting the school by providing additional parking.

Along with new homes, Elan will create a play are and cycle paths. Other opportunities to enjoy the outdoors include Poynton Park, Lyme Park, Kerridge Hill Nature Reserve and the traffic-free greenway Middlewood Way, all of which are within easy reach. Poynton’s high street is bustling with independent shops, bars and restaurants and the wider neighbourhood has a strong reputation for its sense of community. Plus, if you need to head into Manchester, the city centre is around 40 minutes away, including walking to the local station.
