NEW HOMES IN NORTH WARWICKSHIRE AVAILABLE AT 70% OF MARKET VALUE

PEOPLE with links to North Warwickshire are invited to learn how they could buy a new home for just 70% of the market value at a special next weekend (September 27/28).


Selected two and three-bedroom homes at Millbridge, an Elan Homes development in the village of Shuttington, are available at a discount, subject to criteria.

To qualify, buyers must have a local link and meet an income cap, among other factors.

The homebuilder is inviting buyers to visit the development this weekend to help them understand how they could own a new home for less.

Elan regional sales director Tracey Ball explained: “Addressing the housing shortage isn’t just a case of building more homes, it’s catering for local needs. At Millbridge we’re prioritising people from the North Warwickshire area, working with the council to offer homes at a discount to market value for those with a local link. To qualify you need to already live or work in North Warwickshire or have lived here in the recent past. There’s also a household income cap, to make sure it’s those who need to use the scheme that benefit from the saving.

“Four of the 10 properties available with the scheme have already been reserved, demonstrating that it’s a real benefit for people who may not otherwise be able to buy a home of their own.”

Criteria for the scheme includes not owning another property and that the buyer must live in the property themselves.

Any mortgage offer in principal and savings should not exceed the open market value of the home.

Current prices under the scheme start from £192,500 for a two-bedroom semi-detached Sutton Special.

A three-bedroom semi-detached Brocton is available with the discount from £231,000.

The Sutton Special offers 761 sq ft of carefully planned living space including a lounge at the front, kitchen and dining room with direct access to the rear garden, plus cloakroom at ground level. Upstairs, there are two bedrooms and a bathroom.

The Brocton is larger at 922 sq ft and comprises a spacious lounge, combined kitchen/ diner, cloakroom, three bedrooms and a bathroom.

Both styles of property include modern fitted kitchens with integrated appliances, sleek bathrooms and energy efficient heating systems.

Located on Main Road, Shuttington, the homes will enjoy a leafy setting with existing trees and hedgerows retained and new trees planted. When complete, the new neighbourhood will include a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow.
