Part exchange is available on selected homes at Brook Meadow, Loggerheads

SELLERS could become buyers much sooner than they anticipated with a visit to Brook Meadow in Loggerheads, Staffordshire this Saturday (July 13).

Located on the Staffordshire-Shropshire border, the Elan Homes development enjoys a lovely village setting just four miles from Markey Drayton and within commuting distance of Telford and Stoke-on-Trent.

As it’s the first new homes development in the area for more than a decade, Elan is educating buyers about the benefits of buying new, which includes the chance to part exchange.

This Saturday (July 13) Elan is hosting a special part exchange event to guide sellers through the scheme.

Marie Morris, sales director for Elan Homes in the North, said: “The obvious advantage a new home has over an older one is its newness – no else has lived there so you’re not inheriting someone else’s décor and you won’t have to wait for the previous occupants to vacate the property before you move in.

“Another key benefit for those moving up the housing ladder is the offer of part exchange. Instead of waiting until they’ve sold their current property, house hunters may be able to trade it in as part payment for somewhere new, reducing the uncertainty of slow-moving chains and offering the security of what’s effectively a guaranteed cash buyer.

“With suggesting the average selling time in Telford is 111 days or 160 days in Market Drayton, part exchange could be the difference between making that dream move or missing out. Those who wait could find that by the time they’ve sold, someone else has reserved their preferred property.”

With part exchange Elan will arrange for the customer’s proper to be valued and make them an offer – effectively acting as a cash buyer so that they can climb the housing ladder to a brand home. There are no estate agents fees to pay and no stressful housing chain to hold things up.

Located on Muckletstone Road, Brook Meadow offers three and four-bedroom homes, with current prices from £224,995 for a three-bedroom semi-detached Ripley style property.

There’s also a good selection of four and five-bedroom detached designs available with prices from £299,995 to £449,995.

For a limited time only, selected properties are available with Stamp Duty paid – a potential saving of up to £12,500.

There are two properties available to view – a professionally styled and fully furnished Stratford show home and a finished example of the Brandon house type. Both are four-bedroom detached designs.

All of the homes feature Elan’s high specification as standard, with opportunities for purchasers to choose the finish of the kitchen, bathroom and other features of their home, subject to build stage.

In addition to the collection of appealing new homes, Elan is helping to shape the local community by creating open spaces and a play area, in addition to a significant investment of more than £250,000 in local schools
