HOMEOWNERS OFFERED HELP TO MAKE A SUMMER MOVE TO THE DEVON COAST

A SUMMER move and the chance to enjoy stunning views out to the Devon coast could still be on the cards, even for those with a house to sell.

Elan Homes is inviting homeowners to learn how they could speed up the selling and buying process at a part exchange weekend taking place at its Seascape development in Ilfracombe on July 25 and 26.

Elan regional sales director Tracey Ball said: “From locals looking to move to people visiting the area on holiday and considering relocating, summer can be a busy time for the housing market in Devon. We see an increase in visitors to our show home in Ilfracombe during the holiday season. Feedback is they love how we’ve designed the homes to make the most of the location, with potential for stunning views out to the coast. But often people thinking moving here is a pipedream, particularly if they have a house to sell. The uncertainty and potential stress linked to selling is often cited as one of the biggest barriers to moving, but it doesn’t have to be that way.

“We’re hosting a part exchange weekend to explain how instead of pausing your dream move while you try and sell a property that no longer fits your needs you can fast-forward your plans and move in a matter of weeks rather than months.”

With part exchange, Elan will effectively act as a guaranteed cash buyer for the customer’s home. There are no last minute haggles over the price, no complicated chains to delay moving or worse a chain that breaks, and no agent’s fees to pay. Homeowners will even be able to continue living in their existing property until their new home is ready.

Alternatively, EasyMove sees the homebuilder work with a respected agent to sell the customer’s property on the open market, with Elan paying the agent’s fees.

“Part exchange is ideal for homeowners eager to climb the property ladder. Those who act now may even find they’re able to move over the summer and be settled in before school starts in September,” Tracey added.

“Other buyers could find that EasyMove offers just that and there’s no link between the properties being bought or sold.”

Current availability at Seascape includes a new release of three-bedroom Coombe style semi-detached and terraced properties, priced from £374,995, plus four-bedroom Elstone and Elstone VI semi-detached and terraced homes from £399,995.

Elan’s new homes in Ilfracombe are taking shape at The Shields, enjoying an elevated position with views over the town, towards the countryside, over the Bristol Channel and Welsh coast beyond.

Ilfracombe Harbour, Tunnels Beaches, Cheyne Beach and Rapparee Cove, are all less than a mile away from our new homes in Ilfracombe, offering the chance to get your steps in with a stroll along the coast or to perhaps take up wild swimming. Exmoor National Park is also within easy reach, offering opportunities to embrace nature.

A number of beaches in the wider area hold Blue Flag status including Woolacombe and Broadsands.

Amenities close to Seascape include schools and a supermarket. The high street is less than half a mile away and is home to a range of independent retailers. There’s a choice of beaches nearby, plus Exmoor National Park is within easy reach.

The part exchange event takes place over the weekend of July 25 and 26.

The new Elstone show home is open Thursday to Monday from 10am to 5pm. For more information about Seascape see www.elan-homes.co.uk/developments/seascape.
