HIGH DEMAND FOR NEW HOMES IN WOODLEY

A NEW view home at a popular development in Woodley, is offering buyers fresh inspiration.

Elan Homes is transforming the former Bredbury St Marks Cricket Club on Hillside Road into an intimate housing development, known as St Marks Pavilion, in a nod to its previous use.

Due to high demand, selected properties were released for sale off plan, ahead of a show home opening at the start of the year.

To date almost half of the 24 homes have been reserved.

Now, with building work progressing well, a second property is available to view.

Elan regional sales and marketing director Marie Morris said: “St Marks Pavilion is a real success story. Our new homes in Woodley had been keenly awaited and while some had the confidence to reserve off plan, others wanted to view the show home before committing to buy. Feedback is that people love the show home. We’ve now secured 10 reservations, which is a real endorsement of the development. It reflects that this part of Stockport is a popular place to live, and there’s demand for quality new build homes.

“Because it’s such an exclusive development, some house types have already sold out. We currently have a choice of four and five-bedroom homes, set out over three-stories, available. They’re a great option for people who want flexible space and exploring the Dunham view home will give buyers an idea of how this kind of layout could work for their family dynamics.

“Advantages of homes set out over three floors include that they tend to be more competitively priced than similar sized properties set out over two floors. Plus, because heat rises the upper floors are likely to be warm and cosy.”

Current prices start from £499,995, with a choice of the four-bedroom semi-detached Palmerston or the five-bedroom semi-detached Grantham and Dunham now available. Selected homes are available with Stamp Duty paid.

The Palmerston offers 1,379 sq ft of living space including a lounge at the front, with combined kitchen, dining and family room opening out onto the rear garden, plus there’s a cloakroom on the ground floor.

On the first floor, there are three bedrooms and the family bathroom. The top floor main bedroom and en-suite is a quiet sanctuary away from the hustle and bustle of family life.

The Dunham spans 1,461 sq ft and includes a separate kitchen at the front of the property, with combined kitchen and dining room at the rear, with a cloakroom off the hall.

Three bedrooms, including the main bedroom with en-suite, plus the family bathroom, are on the first floor. Two further bedrooms and a shared shower room are on the top floor.

The Dunham view home includes flooring throughout, light fittings and window dressings, an upgraded kitchen with quartz worktops, plus turfed rear garden.

All 1,773 sq ft of the generously proportioned Grantham has been carefully considered. On one side of the hallway is the lounge, with the combined kitchen and dining room, with adjoining utility, on the other. A cloakroom completes the ground floor.

Three bedrooms, including main bedroom with en-suite, plus the family bathroom are on the first floor. The two top floor bedrooms share a shower room.

“The top floor of the Dunham or Grantham make great spaces for older children, including young adults still living at home and crave privacy,” Marie added.

“If you don’t need all five bedrooms, they could have their own lounge up there. Or one of the bedrooms could be used as a study or home gym.”

Recognising that potential purchasers are likely to have a house to sell, Elan will consider part exchange on selected new homes at St Marks Pavilion.

The professionally styled and fully furnished Bunbury Special show home and Dunham view home are open Thursday to Monday from 10am to 5pm.
