MAKE HOMEOWNERSHIP DREAMS A REALITY IN A NEW HOME IN DARWEN

FIRST time buyers are being urged to make a calculated move to a new home in Darwen – where prices are almost £40,000 below the national average price paid for a first home.

The latest phase of Tower Gardens, an Elan Homes development, includes two and three-bedroom properties, ideal for those looking to step onto the housing ladder.

They’re attracting interest from locals, plus surrounding areas of Lancashire and Greater Manchester.

Part of the appeal is the location – the homes are being built just five-minutes’ drive from the M65, for easy access to Preston and Burnley, while the A666 connects to both Blackburn and Bolton, and provides a link through to Manchester.

For many it’s a move that adds up.

Prices at Tower Gardens start from £204,995, whereas figures from Land Registry suggest the average first time buyer home costs £243,000.

Plus, Elan’s new homes in Darwen are more energy efficient than older properties, which should mean lower bills and no need to budget for renovations.

Elan regional sales and marketing director Marie Morris said: “Buying your first home is a big step, both financially and emotionally. It’s important to consider your options carefully and ensure you choose the home that’s right for you. We want to help open the door to homeownership for those who perhaps thought they’d have to compromise on quality, lifestyle or location. We have new homes in Darwen available for almost £40,000 less than the average first time buyer property.”

Prices at Tower Gardens start from £204,995 for a two-bedroom Sutton Special style property offering 761 sq ft of carefully planned accommodation.

The lounge is at the front, with combined kitchen and dining room opening out to the rear garden. There’s also a convenient cloakroom.

Upstairs, there are two bedrooms, one with en-suite, plus a family bathroom.

For those looking for a larger home, there’s a choice of three and four-bedroom homes being built.

Current availability includes four-bedroom detached homes, priced from £299,995.

Elan’s new homes in Darwen include high efficiency gas central heating, double glazed windows with adjustable ventilators, an electric vehicle charging point, with solar panels included on the latest phase of the development.

“People often think they want a renovation project as their first home but perhaps underestimate how much work is involved and how much it’s likely to cost. Research suggests it could cost anything upwards of £23,000 to bring an older property to the same energy efficiency as a new build home,” Marie added.

“Because they’re so efficient, buyers should find their energy bills are lower, with the potential to save £400 to £600 a year compared with older properties. Plus, buyers may find that because their household bills are lower they may be able to borrow more with a ‘green mortgage’.

Ideally placed between Darwen and Blackburn, the location of Elan’s new homes in Darwen has broad appeal. Lower Darwen Primary School is close by, making it an ideal base for raising a family.

There are plenty of opportunities to explore the outdoors nearby including Bold Venture Park and Jubilee Tower, which inspired the development name.

The show home and sales centre at Tower Gardens are open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/tower-gardens.
